1 Exhibit J SUBCONTRACTOR TRADE INTERFACE AGREEMENT Subcontract Agreement No. PROJECT: NEW EASTSIDE REGIONAL PARK PHASE I PARTICIPANTS (PARTIES): Sundt Construction, Inc. PURPOSE: General Contractor (Sundt) Fire Protection Subcontractor Plumbing Subcontractor HVAC Subcontractor Integrated Automation Subcontractor Electrical Subcontractor Communications Subcontractor Electronic Safety and Security Subcontractor The intent of this Subcontractor Trade Interface Agreement [Agreement] is to coordinate the responsibilities of the Parties to eliminate conflicts between trades, and to provide complete, fully functional systems. DEFINITIONS Division 21: Division 22: Division 23: Division 25: Division 26: Division 27: Division 28: Provide: Furnish: Specification for work generally provided by Fire Suppression subcontractors. Specification for work generally provided by Plumbing subcontractors. Specification for work generally provided by Heating Ventilation and Air Conditioning subcontractors. Specification for work generally provided by Integrated Automation subcontractors. Specification for work generally provided by Electrical subcontractors. Specification for work generally provided by Communications subcontractors. Specification for work generally provided by Electronic Safety and Security subcontractors. Work to include all labor, material, plant, tools, shop submittals, shop fabrication, and equipment as required for complete operable system as indicated and specified (to furnish, store, set in place, install, connect, start-up, test, commission, and transfer O&M manuals to GC). Work to include all material, equipment, plant, shop fabrication, cost to deliver to the project site storage area, and transfer O&M manuals to GC. Upon delivery of manuals a representative of the addressee authorized to receive the delivered items shall inspect, sign for and take possession of the delivered items. In the case of integral items that are received by a subcontractor for installation by another subcontractor, the receiving subcontractor shall receive the item and store as directed. At the request of the installing subcontractor, the receiving subcontractor shall transfer the item to the installing subcontractor at the stored location and obtain the signature of the representative of the installing subcontractor.
2 Page 2 Install: Connect: EMCS: FID: FADS: Integral: Work to include receiving the material or equipment at the project site, store (unless storage is by another subcontractor) as directed, inventory, file notices of claims for damaged or shorted materials, uncrate, dispose of packing, set in place and secure as required, transfer O&M manuals to GC (if packed with item), connect, start-up and test. Work to include making conduit and wire, plumbing, gas, or ventilation connections to equipment installed by subcontractor or other subcontractors. Connection shall include furnishing and installing any disconnects, plugs, trim valves, pressure reducers, dampers, etc. not furnished with the equipment, but required for a complete installation. Energy Management and Control System. EMCS Field Interface Device. Fire Alarm and Detection System. Physically part or physically separate but furnished with equipment by the equipment manufacturer as a complete operable package. AGREEMENT The parties signatory to the Agreement collectively agree that the they will coordinate the work of each trade, and among them the work of all trades included in this Agreement will be fully coordinated to provide the Owner with complete operating systems. This Agreement attempts to establish the assignment of the various items of work by trade, but nothing within this Agreement, by its inclusion or its exclusion, shall abrogate the commitment by the parties to provide the Owner with complete operating systems. Sundt Construction, Inc. shall approve jurisdictional decisions, which change the assignments contained in this Agreement, and the parties will be fairly compensated for changes to this Agreement. Specific assignments are as follows: 1. Motor Starters a. Division 26 shall provide all motor starters, except for specialty motor starters such as variable speed, multi-speed, or reversing. The subcontractor that provides the motor shall provide all specialty motor starters. b. Division 23 shall furnish motor starters when integral with the mechanical equipment. c. Division 23 shall provide Division 26 with a list of all motor starters, including size and heater/thermal overload requirements that are to be provided by Division 26. However, Division 26 shall have the primary responsibility to provide motor starters in the event of conflicting or incomplete information. d. Division 26 shall provide branch circuit power wiring for all motor starters. e. Division 23 will supply all AFD s and or VFD s. Division 26 will install and wire all AFD s and or VFD s
3 Page 3 2. Disconnects a. Division 26 shall provide disconnects as required by the applicable edition of the National Electrical Code. b. Unless otherwise indicated, Division 26 assumes that all package mechanical equipment requires a single power connection and, if required by NEC, one disconnect. If actual requirements are different, the affected subcontractor shall transmit the information to Division 26 and Sundt. c. Division 23 shall furnish disconnects when integral with the mechanical equipment. 3. Power for Mechanical Systems a. Division 26 shall provide power connections to mechanical equipment in accordance with the Division 23 subcontractor s equipment schedules and shop drawings. Power requirements shall be provided to Division 26 to meet Sundt established design schedules. Changes to the requirements that require additional cost shall be paid for by the Division 23 subcontractor making the change. b. Division 26 shall size overcurrent protection, conductors, and conduit for motors based on the applicable edition of the NEC unless otherwise noted on the Division 23 subcontractor s information provided to Division 26. c. For proper sizing of overcurrent protective devices, conductors, and conduit, Division 23 shall provide the following information for all equipment where applicable. Voltage and Phase Motor HP Resistance Heat KW MCA (Minimum Circuit Amps) FLA (Full Load Amps) or RLA (Running Load Amps) MFS (Maximum Fuse Size) Maximum HACR Circuit Breaker Motor Starting Current AIC Rating of Equipment For packaged equipment, provide data for all components (motors, heat, etc.). Unless otherwise indicated, it is assumed that the starting method of the motors within equipment is non-concurrent. 4. Control Wiring for Mechanical Systems a. Division 25 shall provide all low voltage thermostats. b. Division 25 shall provide all control transformers. Division 26 shall provide the line voltage connection to the transformers. c. Division 25 shall provide all low voltage control wiring for their own equipment and equipment control. d. All line voltage thermostats shall be furnished by Division 25 and shall be installed by Division 26.
4 Page 4 5. Life Safety System a. Division 28 shall provide all fire alarm system equipment and wiring unless otherwise noted in this agreement. b. The Division 21 shall furnish and install sprinkler water flow detectors, valve monitor (tamper) switches, exterior water gong, and make final adjustments to devices for proper operation. All device locations and quantities shall be indicated on the fire suppression and fire alarm design shop drawings. Division 28 shall provide connections between the monitored devices and the FADS for monitoring the annunciation by the fire alarm system. c. Division 28 shall provide all heat detectors and smoke detectors including all duct detectors. Division 23 shall install all duct smoke detectors and duct airflow detectors. Division 23 and Division 28 shall coordinate the location of the duct smoke detector and duct airflow detectors and the locations shall be indicated on both the fire alarm design shop drawings and the ductwork shop drawings. Division 28 shall make fire alarm monitoring wiring connections to duct smoke detectors and duct airflow detectors. d. Dedicated smoke control equipment shall be controlled directly via the FADS with fan motor control connections provided by Division 26. Division 25 shall provide interlocking control connections to associated dampers. e. Fan control for dual duty fans shall be accomplished by a dry contact signal from FADS to FID provided by Division 28. Control wiring from FID to the dual duty fan provided by Division 25. f. All HVAC control damper wiring shall be provided by Division 25. Control and power wiring for fire/smoke dampers controlled from the FADS shall be by Division 26 and 28 respectively. g. Division 28 shall provide all required Hand-Off-Auto (HOA) control in fire alarm control panels. h. Division 28 shall provide a signal to the Division 25 EMCS to indicate when the building is in a fire mode. I. In the case of a pre-action or dry-chemical type fire suppression systems the Division 21 or 2 nd tier Division 21 specialty subcontractor shall furnish and install all emergency push button stations, heat detector and smoke detector devices for a complete and operating system including the design shop drawings. Division 28 shall make fire alarm monitoring connections, and Division 26 shall make control power connections and power connections to motors such as the compressor for a preaction system. 6. Miscellaneous a. All motors shall be provided by the participant whom furnishes the equipment the motor serves. b. Division 23 shall provide ventilation for electrical equipment rooms as indicated on the project documents. Division 26 shall provide Division 23 with transformer KVA sizes.
5 Page 5 For electronic equipment more sensitive to heat, Division 26 shall communicate exact requirements to Division 23. c. Saw cutting, trenching, core drilling, and backfill shall be performed by trade whose work requires it, and shall be coordinated with Sundt. d. Each participant shall be responsible for fire rated and acoustically rated penetrations through walls and floors as required for participant s work. e. Each participant shall provide signs, tags, and labels as required for participant s work. f. Division 26 in locations depicted in the project documents shall provide telephone backboards, unless stated otherwise in the Supplemental Instructions to Bidders or Subcontract Agreement Scope of Work. g. Painting indicated on the architectural drawings and architectural specifications shall be provided by Sundt or painting subcontracor. Painting indicated on the MEP drawings and specifications shall be provided by the participant providing the work to be painted unless stated otherwise in the Supplemental Instructions to Bidders or Subcontract Agreement Scope of Work. g. All participants agree to coordinate equipment requirements to ensure that no mismatching of components occurs. If such mis-match does occur, it will be resolved between the participants providing the mis-matched equipment without delay, or additional cost to the Project. h. All participants agree to coordinate in a timely manner throughout the design and construction process to ensure accurate and well-coordinated construction documents, and a well-coordinated construction phase. i. The HVAC and electrical systems will be Commissioned by Sundt Construction s Commissioning program and a Third-Party Commissioning Authority (CxA). j. A coordination meeting will be held to finalize the Mechanical/Electrical Coordination Matrix.
