3 Introduction This manual has been prepared to assist the Landlord s and Tenant s architect and engineers in preparing drawings and specifications that will meet the design criteria for Prairiefire at Lionsgate. Our objective is to allow the maximum expression of a store s individual personality and character while maintaining a cohesive level of quality throughout the center. The criteria herein is not intended to contradict any code requirements that may govern this project. It is the responsibility of the architects, engineers and contractors to verify and comply with all applicable codes. Any questions concerning the information presented in this manual should be brought to the Tenant Coordinator s attention as soon as possible to minimize design revisions. 4 Prairiefire - Design Guidelines - December 23, 2014
4 Project Vision Prairiefire is the regional mixed-use center of Overland Park, Kansas. Inspired by the tradition of placemaking established by J. C. Nichols, it will establish an important new urban destination while celebrating the heritage of the Kansas vernacular and landscape. Prairiefire is located approximately 3 miles south of central Overland Park and 20 miles south of Downtown Kansas City. Highlighted by the new American Museum of Natural History, the center offers a diverse mixture of experiences and includes destinations for working, living, shopping, educational discovery, and socializing. The goal of this criteria is to assist in creating a unique design that enhances the community and that consistently exhibits a high level of quality. While Prairiefire s grid of streets provide easy access by automobile, the quality of the pedestrian s experience will have priority over the driver s. The atmosphere will be lively and retail-friendly, while promoting health and wellness of the outdoor lifestyle. Each district will be designed to help the guest to feel warm in winter, cool in summer and dry when it is wet. The overall character of the Center invokes elements from traditional architecture of this region reinterpreted in a contemporary palette. Energy and vibrancy and authenticity are provided by diversity of design elements, materials, color, and texture. The Center balances the eclectic collage of tenant identities with the center s overall architectural identity. Prairiefire consists of a series of diverse districts. Each has unique characteristics and contributes to the variety of experiences that must be found in any vibrant community. United by variety of event and community gathering spaces, they combine to create a community that is greater than the sum of its parts. Prairiefire - Design Guidelines - December 23,

6 Design Philosophy While each district will define its own distinct neighborhood qualities and character, overriding principles will also define all of Prairiefire. These principles promote authenticity rather than dictate an architectural theme. The cohesiveness of Prairiefire s identity derives from the diversity of its businesses, occupants and guests rather than from a marketing image. Allowing individual tenants to express their own identity improves the quality of the pedestrian environment. Where a building has a single occupant, a distinctive building design contributes to the overall hierarchy of the center. The design of Prairiefire balances the differing character of each tenant with defining the cohesive identity of Prairiefire. Each district will treat that balance differently. Prairiefire s architectural character consists of a broadly varied palette based on the Kansas Vernacular and Prairie Style. Buildings will have strong but simple forms that sit comfortably in the natural grassland environment and the design will emphasize horizontal lines contrasted with vertical accents. Adapting this architectural style to the building requirements of large format structures will require imagination and creativity as these architectural styles were developed for other, typically smaller structures and homes.
