Emerging Guiding Principles Encourage revitalization through appropriately scaled, place specific, high quality development. 1

Emerging Guiding Principles Facilitate vital and safe public spaces through the development of highly visible connections. 2 image

Emerging Guiding Principles Protect, enhance and promote access (especially pedestrians) to water edges, natural areas, green spaces and urban tree canopy. 3

Emerging Guiding Principles Maximize opportunities for greening and connecting areas within the district. 4

Emerging Guiding Principles Maintain and protect the character and scale of Port Credit s established neighbourhoods. 5

Emerging Guiding Principles Build on district identity through visible elements such as corridor definition, gateways, public art, story-telling, signage and street furniture. 6

Emerging Guiding Principles Encourage vibrancy through a mix of uses combined to promote a balanced community. 7 image

Emerging Guiding Principles Promote environmental consciousness through energy efficient development. 8

Community Structure

Community Structure: Transportation

Community Structure: Transportation Lakeshore Road is both a major corridor and a village main street. Congestion during peak hours is significant. Left turning lane functions are problematic, ie. Stavebank and Hurontario Street. In Port Credit, Lakeshore Road has 26m wide right of way, creating boulevard design constraints. Lakeshore will likely remain 4 lanes with left turning lanes at some intersections. Continuity of the sidewalk and minimizing driveway access will be important for assessing new development.

Community Structure: Transportation Transit will be flexible to meet the growing needs of the community. An increase in density will coincide with improvements to transit systems. Promote a balance between transit, driving and other modes of travel such as walking and cycling. Plans for high order transit along Hurontario Street from Port Credit connecting into Brampton are being considered.

Community Structure: Transportation Location of surface parking both street and on site should be re-evaluated. Parking requirements could help shape new development. Flexible parking requirements should be addressed through intensification. Parking strategy will be key for intensification.

Community Structure: District is approximately 3km wide and 1km from Lake Ontario to the Railway. Approximately 4.7km of shoreline along Lake Ontario in this district. Approximately 11,000 people live in the District. Takes 5 minutes to walk from the Credit River to Mississauga Road. 5 min walk

Community Structure: Primary Physical Elements

Community Structure: Destinations

Community Structure: Green Spaces

Community Structure: Green Spaces and Natural Areas

Community Structure: Conservation Authority Regulation Areas

Community Structure: Existing Land Use Designations

Streets and Public Space Opportunities Lakeshore Road and Hurontario Street are major transportation routes. Secondary roads include Mississauga Road and Stavebank Road.

Streets and Public Space Opportunities Neighbourhoods are defined by a variety of local streets with diverse character and housing types. Mature tree canopy and fine grain grid patterns are elements that should be preserved.

Streets and Public Space Opportunities Waterfront, public parks, mid-block connections and streets should continue to knit together to provide comprehensive circulation. Port Credit is fortunate to have major high quality green spaces. Some places do need attention.

Streets and Public Space Opportunities Public places communicate heritage and meaning. Establish and support the character of the Port Credit District.

Streets and Public Space Opportunities Public places promote use in the colder seasons. Provide places to find warmth, to walk safely and also provide things to do and see.

Streets and Public Space Opportunities Public places provide areas for special events and programming. These can be events that are informal and formal.

Built Form and Site Plan Opportunities Potential Development Sites: For example, there are a number of sites along Lakeshore Road that are large enough for development larger than the existing main street scale.

Built Form and Site Plan Opportunities Determining height and massing from street.

Built Form and Site Plan Opportunities Determining height and massing from rear yard.

Built Form and Site Plan Opportunities Determining building envelope.

Built Form and Site Plan Opportunities Testing potential building envelopes.

Built Form and Site Plan Opportunities Determining building heights and stepbacks: small buildings

Built Form and Site Plan Opportunities Determining building heights and stepbacks: Taller Buildings
