1 NATIONAL WINE CENTRE 7.1 Description of Campus The National Wine Centre Campus is located on the south eastern corner of the Botanic Gardens. It occupies a site originally used for the Lunatic Asylum which was located there from the 1850s and functioned until The main Asylum building was demolished in the 1930s. Yarrabee House which was the Medical Director's residence, the stone boundary wall along North Terrace and east of the new building, and the stables and Dead House (morgue) which now sit within the Botanic Gardens area are all that remain from this former use. A new building was constructed west of Yarrabee to serve as a centre for the South Australian wine industry. The National Wine Centre was then leased to the University of Adelaide by the State Government for a period of forty years (from 2004).
2 Yarrabee Building Information Name: Yarrabee House (former residence of the Medical Officer for the Lunatic Asylum) Location: South east corner of National Wine Centre site (cnr of North Terrace and Dequetteville Terrace) Date of Construction: 1866 Description: A two storey bluestone residence with rendered quoins and window and door dressings, with a front verandah and central square entrance portico. The rear two storey section is believed to have been added in the 1880s. Heritage Status: State Heritage Register Summary Statement of Heritage Value: Yarrabee House was constructed in 1866 as the residence for the Medical Officer for the Lunatic Asylum and remains one of the few elements which represent that institution. It is now located on a site which became part of the Adelaide Botanic Gardens in 1938 in a land swap between the Royal Adelaide Hospital and the Botanic Gardens, and served for many years as the residence of the Director of the Botanic Gardens. It became part of the National Wine Centre with the construction of that building in 1999/2000. Current Use and Occupants: University of Aelaide - administration Reports and Studies Conservation Conservation Plan of Yarrabee Residence, Front Fence and Stables, Flighpath Architects, December 1998 This Conservation Plan was prepared as a basis for conservation work on the building prior to the development of the National Wine Centre. Technical and Services None sighted
3 University Obligations Stakeholders: South Australian Wine Industry, tourists and visitors to the site. Bequests and conditions: The National Wine Centre site including Yarrabee House was transferred to the University of Adelaide from the State Government for a peppercorn rental in Future Management Strategies Guidelines for retention of heritage value: Yarrabee House should retain its domestic architectural qualities, particularly externally, and the garden area behind the significant front fence should also be retained. Additional documentation required: None at this stage. Queries should be directed to the Heritage Branch, Department of Environment & Heritage. Approvals process and requirements: As Yarrabee is included in the State Heritage Register, approvals for all works to the house will need to be obtained from the State Heritage Branch. Heritage Advisory Services required: None at this stage. Adaptation parameters: The interior of Yarrabee has been fully adapted to office use. Any further adaptation should respect the domestic qualities of the former residence.
4 North Terrace Wall Building Information Name: Former Lunatic Asylum South and East Walls Location: North Terrace (extension of wall to Botanic Gardens) and northwards into site Date of Construction: 1865 Description: An approximately 3 metre high random stone wall with brick quoining to corners closest to Yarrabee Heritage Status: State Heritage Register Summary Statement of Heritage Value: This wall represents the boundaries of the former Lunatic Asylum located here until demolition of the old Asylum buildings in 1938 Current Use: Boundary wall to National Wine Centre Reports and Studies Conservation Technical and Services Nil University Obligations Stakeholders: As per Yarrabee Bequests and conditions: As per Yarrabee
5 Future Management Strategies Guidelines for retention of heritage value: The wall should be retained intact and in site and no further openings should be made in the wall. The height of the wall to North Terrace should be retained. Additional documentation required: None at present. Approvals process and requirements: Heritage Advisory Services required: Adaptation parameters: Not applicable. Extension of wall into site
6 Stables Building Information Name: Former Yarrabee Stables Location: North Terrace north of Yarrabee Date of Construction: 1865 Description: A simple stone outbuilding associated with Yarrabee Heritage Status: State Heritage Register Summary Statement of Heritage Value: This former stables building is indicative of the outbuildings associated with the residence of the Medical Officer for the Lunatic Asylum. Current Use: storage Reports and Studies Conservation Technical and Services Nil University Obligations Stakeholders: As per Yarrabee Bequests and conditions: As per Yarrabee
7 Future Management Strategies Guidelines for retention of heritage value: The stable building should be retained intact and in its current good condition. Additional documentation required: None at present. Approvals process and requirements: Heritage Advisory Services required: Adaptation parameters: May be adapted for other uses.
8 NORTH ADELAIDE 8.1 Mattanya Building Information Name: Mattanya Location: Finniss Street, North Adelaide Date of Construction: Description: This property consists of three houses, one pair of attached bluestone residences and one double fronted rendered and painted masonry residence with additional extensions to the rear for extra accommodation. The pair of houses are constructed in face bluestone with a projecting central gable wing. They retain timber detailing to the verandahs and have had a later fence constructed. The single symmetrically fronted residence retains a parapet, projecting cornice, a concave verandah under a string course and verandah details including cast iron bracketing and timber post moulds. This house also retains its early masonry and cast iron fence. Heritage Status: Local Heritage Place, City of Adelaide Development Plan Summary Statement of Heritage Value: These houses are important examples of the type of residences constructed in North Adelaide during the 1870s-1880s and reflect the design details and building materials characteristic of that time. They are an important element in the distinctive historic residential character of North Adelaide. Current Use: residential facilities for University of Adelaide students.

No further redevelopment should occur to the front or sides of these buildings. Additional documentation required: General maintenance and repair of any deteriorating elements in the future. Approvals process and requirements: As a Local Heritage Place any works to the exterior of the building requires approval under the Conservation Provisions of the City of Adelaide Development Plan. All interior work is subject to normal building and development approval. Heritage Advisory Services required: Adelaide City Council Planning and Heritage Section assesses pre Development Application requests if necessary. Adaptation parameters: The interior of these buildings have been substantially adapted to their current use as multiple residential accommodation units. Interior changes are not subject to heritage controls.
