The purpose of this exhibition is to provide local residents with the opportunity to view our initial proposals, and to ask any questions you may have about the scheme. London Square are now considering the development of 101 and Waldegrave Road. We propose uniting the two sites into a single residential development around a green garden square. London Square s aim is to be the homebuilder for London. We have unrivalled experience of creating homes. 3 The Site View of the site from Waldegrave Road The site has evolved over time; starting off as farm land before being developed following the construction of the railway. The sites are currently under-used commercial and light industrial plots. 101 Waldegrave Road was formerly used as a dairy and depot for milk floats until the late 1990s when planning permission was given for a joinery workshop to the rear of the site and flats at the front. While the workshop was subsequently built, the residential element of the planning permission was not taken up. Waldegrave Road has been used as a builder s merchant, showroom and warehouse in the past but has remained vacant for several years. There is an extant planning permission for a change of use to B1 office space but this has never been implemented. 5 Design Concept Reintegrating the site into the predominantly residential area has been at the heart of our design. Drawing on the character of the surrounding townhouses, we have designed a scheme that will create: 18 private townhouses 18 affordable apartments A green garden square Underground parking for new residents Landscaping The site provides the unique opportunity to transform the two industrial plots by introducing green landscaping. Each of the proposed townhouses will have their own back garden and access to a communal green space provided within the courtyard. 6 Responding to local issues Relationship with our neighbours Our proposals have been designed to ensure new and existing residents retain their privacy. All new habitable rooms are more that 20m away from nearby properties. The townhouses adjacent to the railway are reduced in height and are set back compared to the existing building to minimise the visual impact on the streetscape. Parking & Access We have understood the current constraints on parking in the area and have incorporated this into our design. 64 basement parking spaces will be available to new residents 57 new cycle spaces including 32 within the basement level of the townhouses will be provided Access to and from the site will be via Waldegrave Road.
