01 WELCOME Welcome Gladman Developments Ltd have successfully invested in communities throughout the UK over the past 20 years, developing high quality and sustainable residential, commercial and industrial schemes. We are proposing a new residential development of about 210 homes on land off Mill Lane, Monks Risborough. Have your say We wish to hear your views with regard to the quality, mix and design of this proposed development. We will consider your views and ideas as we develop our masterplan. This is your opportunity to comment on and influence the planning of this site. You will have a further opportunity to provide comment to Wycombe District Council during the planning application process.
02 HOUSING NEED Housing Need Every council is required by the government to boost significantly the supply of housing and to make planning decisions in the light of a presumption in favour of sustainable development. The latest housing study identified a need in Wycombe District of between dwellings per year. Wycombe District Council have identified rinces Risborough as a market town, having a good range of community facilities and available services. It is clear that there is a need for houses to meet the present and unmet and future needs of the community within rinces Risborough and Wycombe District as a whole. Site Boundary Existing Settlement rimary Roads Great Kimble Secondary Roads ublic Footpaths Railway Longwick Station Monks Risborough Woodland rinces Risborough Station Why is the site suitable for development? Monks Risborough and adjoining rinces Risborough provides a range of services and facilities which are used by both residents of the village and those in the surrounding area. The site is well located with good access to existing community facilities and the local public transport network. The proposal will provide new homes to sustain the vitality and viability of the local community.

Cottages on Burton Lane in Monks Risborough and within the villages of Askett and Whiteleaf date between the late 16th and early 18th century.
04 CONSTRAINTS & OORTUNITIES What are the constraints and opportunities? Site boundary (8.17ha) rimary access road Train line (Dot denotes station) Create access to ublic Right of Way on northeast boundary ublic Right of Way Area of site with greatest visibility from Chilterns AONB Route of existing foul sewer rotected trees Other existing trees and hedgerows Enhance vegetation along boundary to provide screening for residents at Kingsmead Contours Existing development Vehicular access Enhance vegetation along south-east boundary to provide screening for residents at Crowbrook Road
05 VISUAL CONTEXT Visual Analysis The site lies on arable fields to the east of Monks Risborough. Existing residential development and rail infrastructure provide an established urban/rural fringe character. Views to the north and west are constrained by a combination of existing residential development and tall hedgerows at the site boundary while, to 3 the east and south, the prominent landform of the Chiltern Hills (an Area 2 of Outstanding Natural Beauty) rises above the intervening settlement. 1 This indicates that views from within the AONB should be considered within the proposals.
