1 Anston House, Brighton Welcome to our Anston House community consultation event Welcome to our first public consultation event regarding Anston House, Brighton. The site has been acquired by One Preston Park LLP, a Joint Venture between The Hyde Group and First Base. We know there is a well established community in the local area and it is important that whatever we create fits in well. We have begun looking at possible options for the future development of the site, including the potential to create new homes. We d like to hear your thoughts on what you d like to see in this neighbourhood, what we can do to improve the area for the benefit of everyone and if there are any local issues or circumstances you feel the development should reflect. On the following information boards we ask a number of questions which we would like you to take time to consider. Members of the team are on hand to answer any questions you might have. You can let us know your thoughts and responses to the questions by completing one of our feedback forms and dropping it into the ballot box provided. 3 Anston House, Brighton The site & the wider context The site The existing 9-storey building, which has remained derelict for over 25 years, was originally built as offices. Anston House was once dubbed the ugliest building in Sussex and between 2000 and 2014, the 1.5 acre site has seen 8 different applications considered. The site is situated near the southern end of Preston Park, occupying a key gateway location, on the main arterial route leading to and from Brighton city centre. The site is also bordered by Dyke Road Drive to the south west with commercial buildings to the north west and south east. The context The development plan for Brighton has long seen this site together with others alongside Preston Park as a key source of employment space, however more recent versions of the development plan acknowledge that these sites can also provide a valuable source of new residential dwellings. The Anston House site is identified as potentially delivering c.200 dwellings as part of a mix of uses. Prior approval exists to convert the existing Anston House in to 44 dwellings, but working together both First Base and Hyde wish to replace the existing building with something of a much higher quality. There are other planning designations in the locality, such as the Grade II Listed Preston Park, which the proposals will need to respect and respond to. 4 Constraints and Opportunities We believe there is an opportunity to provide much needed homes on the site. Questions: Before designing possible proposals we have undertaken an assessment of the site and the surrounding area. 5 Early thoughts and the design process We will use the identified constraints and opportunities to help inform our design and planning process and it is vital to ensure any features, constraints or opportunities of the site or the surrounding area are properly considered. It is also important to consider existing local designs or characteristics of the local area. We are at a very early stage in developing ideas for the site. Whilst no decisions have been made, we have identified a variety of different ideas below and we would be very interested in your thoughts, to ensure whatever we create fits in well for the benefit of everyone.
