1 Notting Hill Housing & The Development Team Welcome to Notting Hill Housing s first consultation event about the sites. Notting Hill is one of the most innovative housing associations in the UK and one of the largest property developers in London. We offer high quality housing across the private sale and rental, shared ownership and affordable rental markets. Notting Hill Housing has purchased five sites along the,, in Ealing to deliver much-needed, high quality housing. There will be affordable and market housing ranging from apartments to larger homes for families. Founded in 1963, Notting Hill Housing Group is one of the largest, most experienced, innovative and financially secure housing associations in the UK, employing approximately 800 staff, managing over 26,000 homes and housing over 55,000 people. Since its inception, it has enabled 5,500 people to purchase their own home. Notting Hill Housing also delivers regeneration projects and new developments across London. All profits from operations go back into creating better housing in London and the South East. Notting Hill Housing offers many different types of housing, but with one common goal - providing better homes. Homes that are affordable, comfortable to live in and well maintained. We make this happen by building quality homes, being a good and fair landlord and importantly doing the things that matter to our customers. The Team Notting Hill Housing is working with an experienced professional development team to develop the schemes for the sites. bptw partnership is a UK industry leader in urban regeneration and an awardwinning architectural practice. We are exemplary designers and leading planners of innovative schemes, providing sustainable, robust and creative results. Our approach is centred on people and we are committed to creating better places to live, work and play by designing high-quality buildings. CgMs, a private limited company found in 1997, is one of the largest independent planning consultancies in London. The main London office has a planning team of some 45 planning professionals and provides a range of development and planning services. The team has a wealth of experience delivering residential schemes within London. Allen Pyke Associates is an award winning, independent landscape architecture, urban design and environmental assessment practice with extensive professional experience across the development industry. The practice is involved in projects from initial site assessment, feasibility, vision and concept design stages through to master planning, clearing conditions, detailed hard & soft landscape design, impact appraisal, contract administration and landscape management. We are also experienced in facilitating and attending public consultation events. Our team of designers specialise in the design and delivery of high quality, well considered housing schemes. We are passionate about designing meaningful places that integrate into the surrounding context and provide landscape settings that enrich the lives of residents and the public.

2 The Sites Notting Hill Housing, together with the professional team, will generate housing proposals for the North and East sites over the coming months. These proposals will be submitted to Ealing Council as a planning application next summer. Through excellent and innovative design, our vision is to create high quality new homes while enhancing the green corridor and complementing the surrounding residential areas. We will ensure that good environmental standards are achieved to make this a safe and healthy place to live. These sites have been empty for some time as the previous housing was demolished to make way for an earlier proposal to widen the. Transport for London bought these sites, as well as a number of others, along the through Compulsory Purchase in the early 1990s. They planned to widen the route to increase the capacity of the road. However, this scheme is not going forward and so all of the sites are being sold. Notting Hill Housing is the first to purchase five of the available 13 sites along. Nevertheless, Ealing Council and Transport for London s vision for all 13 sites is that any development will maintain and enhance the green corridor and make provision for improved pedestrian and cycle routes. Ealing Council is now in the process of allocating the sites purchased by Notting Hill Housing for residential use. 3 The North Sites - analysis The North Sites are situated to the south of close to North Acton tube station. The three sites are located inbetween the following roads: Kathleen Avenue Allan Way Court Way Park View At the moment, the sites are surrounded by hoardings and have largely been cleared of the old houses and buildings that occupied the sites before they were bought by Transport for London. The final stage of demolition is underway. We have undertaken ecological surveys to assess the flora and fauna on the sites. 4 The East Sites - analysis The East Sites are situated to the south of within walking distance of East Acton tube station. There are two sites in-between the following roads: Gibbon Road Foster Road Glendun Road At the moment, the sites are surrounded by hoardings and have been cleared of the old houses and buildings that occupied the sites before they were bought by Transport for London. We have undertaken ecological surveys to assess the flora and fauna on the sites. 5 Key Considerations - housing delivery We are currently at the earliest design stages and are spending time looking closely at each site and talking to the local community ahead of commencing detailed design. Our overall aim is to create high quality new homes on these sites that complement the surrounding area and enhance the green corridor. Housing mix We will be informed by current planning policy, analysis of local need and viability on the mix of units The mix of tenures may include private sale, private rent, shared ownership and affordable rent We will also be providing housing specifically designed for people with disabilities. Examples of housing projects undertaken by the team Housing types and amount We are proposing a mixture of housing types from 1, 2 and 3-bed flats to family houses with private gardens We are planning around homes across all five sites The appropriate quantum of development will be in line with current planning policy The design and layout of any new housing will be considered sensitively in relation to existing properties. Examples of housing projects undertaken by the team Viability Our proposals will need to be considered with regards to the long term viability for Notting Hill Housing Viability considerations will have an impact on the final housing mix to ensure any development and ongoing management can be funded in the long term Notting Hill Housing will have a long term interest in the development and intends to remain the freeholder.

Parking We are intending to provide on-site parking for the new homes Parking will be in the form of undercroft spaces, surface parking on new streets, and in front of houses on driveways Our parking strategy will be sensitively designed so it will not dominate our landscape proposals. We expect to hold another consultation event in early 2014 to gain feedback on our emerging designs, before a final public exhibition in the summer. Depending on the feedback we receive, we expect to submit a planning application after the exhibition in summer We anticipate construction will take around 24 months.
