WELCOME View of store entrance, overlooking the adjacent park - bonded warehouse detailing Aldi is pleased to be bringing forward a planning application to develop a new discount foodstore on Commercial Street, Leith on the site of the former Sandport Industrial Estate next to Kinloch Anderson with associated car parking and high quality landscaping. It is proposed that the Aldi store would help define a corner of Commercial Street which has seen a number of developments around it, while respecting the local heritage context.

ABOUT ALDI Aldi is one of the world s largest, privately-owned companies with more than 8,000 stores across Europe, North America and Australia. 60 stores open 5 stores due to open 2015/ current planning applications It launched in the UK in 1990 and we now operate over 550 stores. In Scotland there are currently 60 Aldi stores and we now plan to bring our award-winning products to more locations throughout the country. Aldi achieves lower prices through an extraordinarily efficient operation, from product sourcing to the retail experience in-store. In Aldi you will not find 100s of versions of the same product. Instead, we focus on quality rather than quantity, stocking a range of everyday groceries. Our goal is simple - to provide our customers with the products they buy regularly and ensure they are of the highest possible quality at guaranteed low prices. To put it simply, we offer our customers a smarter way to shop.

ALDI IN SCOTLAND INCREASING MARKET SHARE Scotland 5.7% Scotland 6.3% UK 6.2% UK 6.8% 52 weeks to April weeks to April 2015 Major investment in expanding the Scottish range Increase provenance within the range Maximise range relevance to Scottish consumer Increase Scottish supply base 1350 Core Range Lines Scottish bought products 24% Source alternative Scottish supplier to replace UK equivalent Of the 1350 core range lines, 320 Scottish bought products. This number continues to rise. Scottish buying department accounts for 28.7% sales in Scotland Key areas of focus - Fresh meat, fresh fish, chilled cooked meats/pastries, dairy, bakery, beer Our commitment to local sourcing means it is easy to pick up a quality bargain and at the same time support local suppliers and help reduce food miles. Our dedicated Scottish buying team sources a range of over 320 fresh meat, fish, dairy, fruit, vegetable, bread and bakery products. At Aldi you will find a range of high quality foods, seasonally fresh, with an unmistakable Scottish flavour. Aldi is proud to support Scottish producers and since we have no in-store bakery, butcher, fishmonger, café or newsagent to sell cigarettes or lottery tickets, we do not compete with existing businesses in the local area.

STORE RECRUITMENT Opportunity to create up to 35 local Jobs. Aldi s preference is always to ensure we have a local store team, especially given the nature of our business and our reliance on minimal staffing numbers. Store Managers salary 35,800 rising to 49,500 after 4 years Store Assistants 8.15 rising to 9.75 after 3 years service Aldi Apprenticeship scheme open to year olds, 3 year Management training programme with opportunity to become Assistant Store Manager after successful completion. Starting salary 90% higher than UK Apprenticeship minimum wage. Aldi Graduate Area Manager scheme Ranked Number 4. Starting salary 42,000 rising to 70,000 after 5 years. No Zero hours contracts

SITE LOCATION AND PLANNING CONTEXT The former Sandport Industrial Estate site is situated off Commercial Street. Now vacant and acquired by Aldi, it contains a number of industrial units each with associated car parking and yard facilities. The overall site is acres stretching from its Commercial Street frontage through to the Dock Street/Sandport Place boundary. There is good frontage onto Commercial Street and it is situated within an existing shopping and leisure area close to the Albert Dock basin within the Madeira section of the Leith Conservation Area. The site has good transport links. There are bus stops outside the proposed store entrance with regular services to most of Edinburgh. There is also good pedestrian access from the surrounding area which has a typical city centre mix of high density residential, commercial and leisure facilities as well as the nearby Scottish Government office at Victoria Quay.

OUR PROPOSALS FOR COMMERCIAL STREET Aldi would like to bring a new, modern foodstore for Commercial Street to help improve the range and quality of shopping provision in Leith, providing the local community with access to its brand, high quality offer and awardwinning low prices. The Aldi store is a modest scale foodstore which will fulfil a neighbourhood shopping role as well as attracting customers from the surrounding area. Aldi s customers often use other shops and services nearby to fulfil their shopping needs. View of proposals looking south west The aim of the development is to provide a bespoke, high quality, attractive new foodstore which will be sympathetic to the existing street scene while providing a modern shopping environment.

OUR PROPOSALS FOR COMMERCIAL STREET Commercial Street entrance View looking south west Commercial Street frontage East elevation - store entrance Rear elevation from car park The proposed Aldi store is a single storey building split into two distinct elements. The main sales area mass would be single storey with pitched roof to tie in with the adjacent Kinloch Anderson building, with a similar width and ridge height. The warehouse and amenity block would be a single storey unit with a relatively flat roof built to look like a modern extension to the sales block. This would all be of a similar height to the buildings to be demolished to minimise the impact of the development.

OUR PROPOSALS FOR COMMERCIAL STREET OPTION 1 - bonded warehouse detailing OPTION 2 - contemporary detailing The aim of the development is to provide a high quality, attractive new foodstore for the community which will be sympathetic to the existing street scene while providing a modern shopping environment. To achieve this, detailed elements from the existing bonded warehouse have been reflected along the Commercial Street elevation to articulate the sales block. A series of small windows and false doors of a similar detail to those on the bonded warehouse provide the frontage to Commercial Street and enhance the visual interest on the street. The east end of this elevation would have slightly larger openings, fully glazed to denote the store entrance. Alternative options have explored the use of more modern ribbon windows within the stonework.

SITE PLAN The proposed site layout has been informed by responding to the existing site to provide a functional use as a foodstore as well as opening up the corner of Commercial Street and Sandport Street to provide pedestrian and vehicular access. It also provides a pedestrian route onto Commercial Street which the previous building did not. The size of the site for a commercially viable store has heavily influenced the layout. The proposed store is pushed hard up against both the existing Kinloch Anderson building and the boundary of Commercial Street with the rest of the existing site to be cleared for 62 car parking spaces, safe pedestrian routes from Sandport Street and associated servicing and landscaping. The orientation of the building, together with the clearing of the other buildings on the site, allows access through to the park, opening up the area as useful public space. The service area is located along the boundary with Kinloch Anderson and will be partially screened to minimise views over this from the neighbouring residential blocks. The loading dock is partially located within the warehouse area to further minimise its impact on surrounding properties and will be screened externally.

SITE PLAN

BENEFITS OF OUR PROPOSALS Investment - bringing a new, modern foodstore with car parking and associated landscaping for Leith shoppers. Jobs - creating up to 35 new Aldi jobs for local people, a mixture of full and part-time positions, together with construction jobs. Greater choice - improving choice and quality of shopping provision and bringing the award-winning Aldi brand to Leith. Sustainability - providing improved local food shopping provision thereby reducing the need to travel to other destinations and retaining trade in the local area. View of store entrance, overlooking the adjacent park - bonded warehouse detailing

ALDI - A GOOD NEIGHBOUR Our store managers and staff are local and we take pride in becoming involved in local community matters. Our stores open between 8am and 10pm Monday - Saturday and 9am - 7pm on Sunday and generally only require one to two goods deliveries per day. During store construction we work closely with our neighbours to keep potential nuisance to a minimum. The planning application will be supported by a range of technical documents to ensure that impacts on amenity are minimised. These will comprise a Planning and Retail Statement, Transport Assessment and Drainage Report.

ACCESS Access - The proposed foodstore vehicle access will be off Dock Street and the existing bell mouth will be slightly reconfigured to allow better access to the service yard. Pedestrian access into the store itself will be opposite the corner park, allowing access both from the car park and from Commercial Street and creating permeability across the site. This is critical to open the site up, interacting with the public space and integrating with the wider community. An existing bus stop is located by the pedestrian crossing on Commercial Street, providing links with the wider city and reducing the need for private transport. Artist s impresssion of overall development site There will be 62 parking spaces with 4 accessible parking bays and 5 parent & child bays being strategically located in close proximity of the store entrance. Covered cycle parking will be provided.

LANDSCAPING AND SUSTAINABILITY South elevation Option 1 - bonded warehouse detailing Landscaping - The proposed scheme includes a mixture of both soft and hard landscaping. The site boundary, with the corner park, will provide dense, low level planting, providing open views to the store to encourage public integration across this boundary whilst creating an aesthetically appealing frontage to the site. The store entrance area will be finished in quality paving sympathetic to the wider conservation area. Sustainability - Aldi is committed to developing sustainable buildings and operating efficiently to minimise waste and generate renewable energy. A detailed Sustainability Statement will accompany the planning application and cover themes including minimising energy use, such as the innovative arctic circle technology which removes 100% of a store s requirement for heating equipment by recycling heat from the refrigeration units.

NEXT STEPS View of store entrance, overlooking the adjacent park - bonded warehouse detailing A planning application is being prepared and will be submitted to City of Edinburgh Council next month. Feedback from today s exhibition will be included in a consultation report. YOUR VIEWS MATTER - PLEASE COMPLETE A FEEDBACK FORM TODAY. THANK YOU For further information, please contact: Aldi Commercial Street, James Harbison & Company, 61a North Castle Street, Edinburgh EH2 3LJ T: E: jh@jamesharbison.co.uk
