4 WHY WEST PALM BEACH? Impressive Eco / Demo Characteristics The old Florida story. Good weather, favorable tax environment, improving economy and high quality of life make South Florida a good long term place to invest. Burgeoning Tourism Trade Robust tourism trade in Palm Beach County. Palm Beach County had 7.35 million visitors in 2016, which is close to a 6% increase from A City on the Move Downtown development, high speed train, the Carefree Theater development, the Ballparks, Norton renovation. We view The Warehouse District as part of growing tide of development in the City. The Rise of the Creative Class Our qualitative analysis of the City of West Palm Beach uncovered there are a significant number of young, energetic and creative people living in the area. This growing creative community is supported by world class cultural institutions, including the Kravis Center, Norton, Four Arts, PBA, among others. No Creative Hub or Neighborhood Most mid and large size cities have a neighborhood that caters to the creative element (think Wynwood or Design District in Miami). It seems that a gap existed for this type of neighborhood to be organically cultivated. 3

The Warehouse District Courtyard A simple urban courtyard designed to provide outdoor greenspace to neighborhood guests. Public Art Our Public Art program will ultimately include wall murals, large scale sculpture, landscape design and certain interactive art options. Our goal is not only to make The Warehouse District a regional artistic and cultural destination. Elizabeth Avenue Garden An urban garden nestled into our burgeoning neighborhood, operated by a local produce company. 6

Infrastructure Improvements Construction of street, sidewalk and drainage improvements around the block of The Warehouse District. This helps set the stage for private investment and improves pedestrian safety. Transportation Connectivity Assistance to ensure the project is well connected with the rest of the City through biking, bus trolleys, walking paths, etc. 8
