15 Transportation: Opportunities & Constraints Innisfil Beach Road and Industrial Park Road: delays, Secondary Gateway and within Enhanced Streetscape Area Innisfil Beach Road and 5 th Sideroad: delays, Secondary Gateway and within Enhanced Streetscape Area North terminus of Bowman Street: future connection to Barrie? Greenfield west of Highway 400: opportunity to create an efficient and connected road network Southeast quadrant: will be concerns with potential impacts on the adjacent Forest Valley Drive Estates subdivision Highway 400 and Innisfil Beach Road Interchange Improvements: widening of and improvements to Innisfil Beach Road, and located in Central Area with interchange to be identified as Innisfil Heights Gateway New Highway 400 / 6 th Line Interchange: opportunity to provide alternative route and alleviate some local capacity issues 13

17 Vision Statement Innisfil is open for business and is planned to be an attractive vibrant area with a mixture of businesses that will continue to evolve into a desirable place where economic opportunities and innovation are encouraged. The sense of place will be strengthened through attractive and safe streetscapes that create a more functional and interconnected environment and through high-quality architecture, urban design, open spaces and public amenities that define the area s unique look and function. 15

26 Land Use Categories Land use categories intended to provide direction for the preparation of concept land use plans and ultimately a Secondary Plan Employment Area Proposing one Employment Area designation to achieve goal of permitting a wide range of employment uses throughout the IHSSEA Special policies to recognize unique auto-campus area in north part of Innisfil Heights (east of Highway 400) 24
27 Land Use Categories Employment Supportive Commercial Area Overlay Permit range of commercial and highway commercial uses, office, tourist and recreational uses that are accessory to a permitted use, which are compatible with permitted uses, or serve the permitted uses Where the Employment Supportive Commercial Area Overlay is shown over areas designated Employment Area, the uses permitted in the Employment Supportive Commercial Area are permitted in addition to those permitted in the Employment Area. 25
28 Land Use Categories Mixed Commercial / Employment Area Permit uses such as boat sales and service, recreational vehicle sales and tourist information centres but also allow lighter industrial uses Policies to ensure that any expansion, redevelopment or new development is compatible with the existing Forest Valley Drive subdivision Primary Visual Impact Area Overlay Design policies Prohibit uses such as motor vehicle service stations, self storage and truck/transport depots Restrict outdoor storage type uses 26
29 Enhanced Streetscape Area Extends along both sides of Innisfil Beach Road and should include decorative streetscape elements. Buffer Refers to area between study boundary and existing residential development. Ensures that these sensitive areas are respected. Primary Visual Impact Area Areas that are clearly visible from Highway 400 should have a clear identity. Buildings in these areas should front towards the highway, have proper lighting and landscaping etc. 27
30 Gateways Primary Gateways: Leading off of the ramps from Highway 400, primary gateways will provide a distinct image for employment, commercial and recreational/tourism uses and areas in Innisfil Heights. Secondary Gateways: Located on Innisfil Beach Road at the east and west boundaries of the study area, secondary gateways will provide an opportunity for the Town to use signage, lighting and other design features to welcome people into Innisfil Heights and to establish an image for the area. 41 THE CORPORATION OF THE TOWN OF INNISFIL BY-LAW NO A By-Law of The Corporation of the Town of Innisfil to confirm the proceedings of the Council of The Corporation of the Town of Innisfil at its Special Council meeting held on January 20, WHEREAS the powers of a municipal corporation are to be exercised by its Council, pursuant to Subsection 5(1) of the Municipal Act, 2001, S.O. 2001, c. 25, as amended ( Municipal Act ); and WHEREAS the powers of every Council are to be exercised by by-law, pursuant to Subsection 5(3) of the Municipal Act; and WHEREAS it is deemed expedient that the proceedings of the Council of The Corporation of the Town of Innisfil at this meeting be confirmed and adopted by by-law. NOW THEREFORE The Corporation of the Town of Innisfil enacts as follows: 1. The actions of the Council of The Corporation of the Town of Innisfil at its meeting held January 20, 2016 in respect of each recommendation contained in the reports of the Committee of the Whole as adopted or amended and adopted and each motion and resolution passed and other action taken by the Council of The Corporation of the Town of Innisfil at this meeting is hereby adopted and confirmed as if all such proceedings were expressly embodied in this by-law. 2. The Mayor and Clerk and the appropriate other officials of the Town of Innisfil are hereby authorized and directed to do all things necessary to give effect to the action of the Council of the Town of Innisfil referred to in the preceding section. 3. The Mayor and Clerk are authorized and directed to execute all documents necessary in that behalf and to affix thereto the Seal of The Corporation of the Town of Innisfil.
