17.3 BUILDING ENVELOPES AND INFORMATION 4
18.0 Open Space The residential block is defined by a range of open spaces. Edging spaces to the block are characterised by avenue planting, as seen along Merriman Avenue and Victoria Street. The sequence of open spaces in the centre of the block are defined by vistas towards the mountain ranges beyond. The tennis court netting creates a visually permeable barrier within the centre of the block, but severs much of the space in the centre from public use. So called stitch spaces between the residence buildings are used for parking, but also have established, linear rows of trees lining the parking bays OPEN SPACES WITHIN THE BLOCK 5
KEY: HISTORIC BUILDING SETBACK LINES TO STREET HISTORIC VOID SPACES BETWEEN BUILDINGS HISTORIC INTERAL GREEN SPACE (HOCKEY FIELD/TENNIS COURTS) KEY HISTORIC GREEN SETBACK LINES INTERNAL SETBACK LINES VICTORIA ROAD AS HISTORIC MOVEMENT SPINE BOSMAN STREET AS NORTH-SOUTH LINK FORMAL ENTRANCES TO BUILDINGS 19.0 Evolution Certain historic patterns of campus-making have had an influence on the block. The block is edged to the south by Victoria Avenue, which forms a major structuring element of the core historic campus, as well as for the town as a whole. Bosman Street runs to the west of the block, dividing the residential area of the campus from the academic heart. Bosman also forms a major north-south link to Coetzenberg and the northern campus area, and its linking role will only be reinforced through the proposed location of a major shuttle stop for all bus routes in this part of the campus. Other important campus-making elements include the setback lines along Victoria Street, Marais Avenue and opposite JS Marais Park, and the rhythm of solid and void created along these streets. Within the block, the historic boundaries of the old hockey field to the east of Dagbreek residence persist into the current plan, although now filled with tennis courts. The historic garden area to the east of this area remains in the form of Sonop s northern garden area, with its 70 year old trees. N 19.0 EVOLUTION OF CAMPUS: IMPORTANT FIXES IN THE CAMPUS PATTERN 6
20.0 Grain and scale The figure ground map (20.1) illustrates the loose arrangement of stand-alone buildings surrounding the large open space. The Victoria St edge is linear and defined while the Merriman Avenue edge is irregular and dispersed Usage The dominant usage of the block is residential with open spaces used as parking and sporting facilities. The Aankope building (red/admin) is inappropriately located in amongst the residential area. The town and university map (20.2) illustrates the dominant university ownership of the block. The university is embedded in the fabric of Stellenbosch, therefore integration of the campus environment into the surrounding town, particularly along the edges is important. N 20.1 GRAIN AND SCALE 7
Stellenbosch University Hostel Block Florence s historic centre Times Square, downtown Manhattan The Braak, Stellenbosch Woodstock, Cape Town Oxford Colleges, England 20.2 Fabric Comparisons The fabric of a city is its predominant grain or texture. It is largely a function of the patterns of blocks and streets the arrangement of solid and void relative to one another. A comparison of fabric from different cities helps to understand the scale of the historic residetial block at Stellenbosch University. A comparison with the fabric from the historical centre of Florence (Italy), downtown Manhattan at Times Square (New York), Oxford University colleges, Woodstock rowhousing blocks (Cape Town) and the fabric around the Braak in Stellenbosch clearly indicates that the residential block, while much larger than the typical urban block in the other cities reviewed, creates a central space no larger than the Braak, or a typical Woostock rowhouse block. Comparatively, the open space in the centre of the Stellenbosch hostel block is too small to accommodate the Duomo, and is roughly twice the size of Christ Church s quadrangle the largest quad at Oxford RELATIVE FABRIC SCALING 8
Florence s historic centre MIT, Cambridge Massachusetts Woodstock, Cape Town Boston Common, Boston Company Gardens, Cape Town Stellebosch University Hostel Block The second fabric comparison looks at 1km x 1km portions of urban fabric at 1:10000 scale and in figure-ground format. The historic core of Florence is used once again, along with MIT s campus in Cambridge, Massachusetts, Boston Common and the surrounding urban fabric, the Company Gardens in Cape Town and Stellenbosch University core campus. Water bodies are shown in blue, and public green spaces in lighter green. University green spaces are shown in dark green. It is clear that the fabric around Stellebosch University is less dense than all the other cities reviewed. Further, it is clear that the potential green space at Wimbledon is of a typical proportion for a university, as compared to MIT s Killian Court. JS Marais Park, to the east of the hostel block, is of a medium size for a city park. However, it is not very well-defined in terms of its built edges GRAIN AND SCALE 9
