If you have any questions, please feel free to speak with a member of the project team. The proposals will deliver: An innovative new college of further and higher education. A new college with a clear identity and an increased link with the community. Open public areas and public routes for community use with safe and secure zoning for the new college and housing. A high quality masterplan and built environment. High quality housing, including affordable homes. A mix of residential and educational uses will create a high quality learning environment alongside a vibrant and user friendly set of public spaces which will serve the needs of the wider community. 2 2 wlc.ac.uk The site The main college building was constructed in the early 180s with the Energise gym, a later addition, constructed around 200; both are predominately red brick, single glazed and flat roof construction. The existing site area is approximately 2,000m2. Due to its age the building is nearing the end of its useful life and the costs to refurbish and extend would not create value for money. 3 Vision for new college Why there is a need for a new college? After a very successful three years, the is in a position to cement its position as one of s best colleges. Through the proposed modernisation of college facilities they look forward to further increasing the education standards of the borough to meet the growing skills gap and wider area demand. The proposed college redevelopment is not intended to simply replace outdated buildings, but rather develop new facilities on a modern and vibrant site that is fit for purpose, providing suitable accommodation for advanced technical courses. Over 2,000 of the students currently attending the college are Hammersmith and Fulham residents. With expected growth there is a greater level of demand for post-1 education from a population that has grown up within the borough. The focus and vision for the college is to provide a centre of educational excellence in supporting business and broadening employment opportunities for local learners. Aligned to the Hammersmith and Fulham Industrial Strategy, we will fulfil the local skills gap by becoming a leading provider of technical, vocational and academic education for local students. 4 Wilsons Road wlc.ac.uk Masterplan evolution It is intended that a hybrid planning application will be submitted with the college in full and the residential in outline. The proposals are for a comprehensive masterplan to deliver a new college, circa 0 new residential units and a series of high quality publicly spaces and routes. We are seeking to safeguard the masterplan and future residential development through design codes and parameter plans detailing height, massing and position of buildings to ensure the development and public space quality is high. The masterplan has continually evolved through consultation with both the Borough of Hammersmith and Fulham, and the Greater Authority. We have taken on board their feedback and comments to develop the masterplan. Comments and suggestions included: A building shoulder height consistent with Baron s Keep should be presented to the A. Height and massing should be pushed towards the centre of the site. Clear and legible north/south and east/west routes should be created along with public spaces. Residential frontage along the A needs to have regard to noise and air pollution. Consideration should be given to the existing trees on site, minimising tree loss and optimising opportunity for new tree planting. The listed wall should be retained. High quality, inviting college entrance: creating key meeting and access areas. Spacious and safe external arrival area for the college. The masterplan seeks to retain the majority of existing trees, particularly along the A boundary, and enhance it further with additional planting and open clear routes. The existing tree line along the A, together with the enhanced soft landscaping to St Paul s Park will provide a natural screen to the A. A secure boundary wall will be provided between the site and St Paul s Court. The primary pedestrian entrance to the new homes and college is at the south-east corner of the site (for residents, the college and the public). The college has a clear entrance on the corner of the A and Gliddon Road. The site has green links with the north of the site and with Barons Keep. Increased public space including Way, a wide open route through the middle of the site. New public park - St Paul s park to the south. New gathering spaces in the heart of the development - St Paul s Place. Height similar to neighbouring buildings.

6 Masterplan The proposed massing reflects and is sensitive to the heights of neighbouring existing buildings and the surrounding area. The college building is designed as a single building block of five storeys, with two storeys on top set back. 7 New college The material selection of the college is reflective of the new and existing neighbourhoods being created. High quality materials like brick and full height curtain walling are proposed for all facades. 8 8 New college The has been designed to have traditional quieter teaching spaces around the perimeter with open learning spaces surrounding the atrium at the heart of the college. These provide formal and informal teaching spaces, social gathering areas, exhibition space, areas for functions, and possible performance areas, as well as providing visual links between each floors. 9 New homes Circa 0 new homes are proposed for the site. We are targeting % affordable in line with Greater Authority policy. Back of house staff will be moved to another local campus. All student facilities will be retained in the existing building during construction. There will be a new pedestrian entrance on Talgarth Road into the college. This new front block will house a new entrance reception and learner information centre. These will be the only publicly accessible spaces in the college. The existing access point of Colet Gardens is utilised and changed to accommodate the day to day deliveries and drop off s of the college.
