1 LINDEN HOMES Welcome to the public exhibition for Boothferry Road, Hessle. We would like to hear your views about our proposals before we submit a planning application later this year. If there is anything you would like to know more about, please ask a member of the team here today and they will be happy to help. The Site The site consists of approximately 6 hectares (14 acres) of arable land located to the north of Swanland Road and the east of Jenny Brough Lane, Hessle. The site is also bounded at its south eastern corner by the A1105 Boothferry Road, a dual carriageway which provides access into Hull City Centre. 2 Why do we need new houses in Hessle? Like most of the UK the growth in population and the trend for smaller households places pressure on the demand for new housing in East Riding. The Council estimates that around 24,000 new homes are needed across the district between 2012 and During this time period around 3,450 of these new homes will need to be provided between the Major Haltemprice Settlements of Hessle, Cottingham and Anlaby/Willerby/Kirk Ella to help support the regeneration of the City of Hull. The Council have identified this site as a suitable location for residential development in their emerging Allocations Document to contribute to meeting the need for new homes in Hessle. The Council s Plan (shown opposite) shows the site as part of HES11 in pink. The land we are East Riding of Yorkshire Council Local Plan documents AWK8 proposing for new homes is the southern section AWK6 AWK7 of HES11, closest to the town. 3 Site Analysis: Technical Issues We have been carrying out various baseline assessments to better understand the site conditions and to inform the scheme design. The findings of the work to date is summarised below: Traffic and Transport In consultation with the Council s Highway Officers we have designed a site access from Boothferry Road. This is shown in the plan opposite. All vehicles will enter and exit from Boothferry Road and not from Swanland Road. The new site access will involve making some amendments to the central reserve on Boothferry Road to ensure that it safely and efficiently fits with the existing junction arrangement. Drivers will still be able to perform the same movements as they do now. We are currently assessing the traffic impact of the proposals using data about how the highway network operates. Our preliminary results indicate that the proposals can be safely accommodated onto the existing highway network without the need for highway works, other than the site access junction (above). The accessibility of the site by sustainable travel modes (walking, cycling and public transport) is good. There are a range of facilities within walking distance, including Hessle Mount School and the two Hessle High School campuses, and the site is close to bus stops on Boothferry Road which provide services into Hull. We have surveyed these trees and are seeking to retain the majority of them, including the entire woodland belt along the east. We will need to remove a small number of trees on the Boothferry Road frontage for vehicular access. Ecology We are undertaking ecological survey work to assess any features of ecological value. The trees on the site could be suitable habitats for birds and bats therefore we are ensuring that these are retained as far as possible (see above). Flood Risk and Drainage The site is categorised by the Environment Agency as being at low risk of flooding. The site is capable of being drained in such a way to ensure that development does not exacerbate any existing drainage issues.

Next Steps All thoughts and suggestions received as part of this consultation will be carefully considered and used to shape the proposals before submitting an application to the Council. After we submit the planning application, the Council will carry out its own consultation process involving statutory consultees and stakeholders such as the Environment Agency and Highways Authority amongst others.
