1 A New Aldi Foodstore Hesketh Bank Tarleton Banks A565 The proposed site A59 Croston Holmes Former Bayleaf Restaurant A59 Aerial view of the site Aldi is keen to provide the local community with more choice when completing their food shopping and is in the process of developing proposals to introduce a new neighbourhood foodstore on Liverpool Road, Tarleton. The new local store would sell a variety of high quality products at deeply discounted prices. The aim of the new store would be to serve the wider community in Tarleton, Banks, Hesketh Bank and Croston and help to meet a local need for an enhanced offering. The site is a previously developed piece of land which currently comprises the former Bayleaf Restaurant. The site is located to the east of Liverpool Road (A59) close to its junction with Southport New Road (A565) and Church Road. The proposed investment will create between local jobs on a site which is not in productive economic use. The existing site The existing site

2 More Choice for Residents Aldi is a premium discount food retailer who provide deeply discounted products. On average, Aldi shoppers save between 20 and 50% on their shopping without compromising on quality, with everyday items available at low prices. Aldi offers an alternative to traditional supermarkets. Aldi has a very different approach to other food retailers in the UK, based on simplicity and maximum efficiency at every stage of the business. This enables Aldi to sell high-quality products, from a range of mainly exclusive own labels, at the lowest possible price. Aldi believe that it is important that residents have access to a wide range of good quality shopping facilities. Aldi believe that there is an opportunity in Tarleton for a new foodstore to contribute to the variety of shopping facilities in the locality, offering customers a greater choice when shopping. The proposed store would benefit from both repeat customers from the neighbouring settlements and passing trade and would overall contribute to increased competition within the area. This foodstore would be the first Aldi within this locality. The nearest Aldi s are located 11km east (Leyland) and 14km west (Southport). The proposed Aldi will provide a neighbourhood foodstore for residents which will help reduce the need to travel for local shoppers. By reducing the need to travel some trips will be removed from the wider highways network, contributing to the sustainability of the store. 3 The Proposal and Layout Proposed Site Layout The Aldi foodstore The site would provide a new Aldi neighbourhood foodstore, car parking and servicing facilities. The proposed store would have a net sales area of 1,254sq.m and a gross internal area of 1,726sq.m. The building would be principally single storey in height and has been carefully designed to fit comfortably within the site s existing topography. The materials used include red brickwork and timber cladding. The range of materials proposed will ensure that the appearance of the store is appropriate in the context of the local surroundings and character. Complementing existing retailers Aldi has a unique offering and does not act as a one stop shop unlike other larger retailers. Aldi customers typically purchase items that they consider to be value for money and then will go on to complete their weekly grocery shopping in other stores & specialist independents.

The proposed office development would have a Gross Internal Area of 620sq.m. The development has been designed to fit in comfortably with the existing office development which sits adjacent to the site. The range of materials proposed include timber cladding and red brickwork which complements the proposed Aldi foodstore and the character of the local area. Investment and employment Aldi s proposals would create approximately full and part time jobs within the foodstore for local people. Alongside this, the office development will be occupied by an employment use which will deliver additional jobs.

5 Design and Landscaping Design The aim of the development is to provide a high quality, attractive new food store, which would transform this derelict site and provide a modern shopping facility for the local community. Aldi has carefully developed its proposals to ensure the building s scale is in keeping with its surroundings and is respectful of its setting. To achieve this, an attractive and modern design is proposed. The new store would be single storey in height, offering a fresh, contemporary, high quality design surrounded by appropriate landscaping. The proposed architectural detailing would include a bespoke red brick design with wooden cladding, which would offer a welcoming approach to the store. CGI from Liverpool Road Landscaping Aldi takes great pride in the style and design of its stores, with landscaping schemes a key part of creating an attractive and welcoming environment. At present the site is unsightly. The proposed landscaping within the site will enhance the appearance of the store with a mix of shrub and tree planting along the site curtilage. The area of landscaping and existing pond to the east of the site will be retained, acting as a visual barrier. The car park will benefit from additional landscaping to the boundaries to add interest and break up the areas of hardstanding. An attractive planting scheme will include a variety of different plants which would be selected for their robustness and visual appeal.

6 Access and Car Parking Access to the site The proposed foodstore would be accessed by a new vehicular junction on Liverpool Road and will share this access with the proposed office development. Car parking An appropriate level of car parking would be provided to serve the new foodstore and office development. The proposal includes a total of 138 The existing junction would be removed, which would reduce the build up of traffic near to the junction of Southport New Road. Impact on traffic generation Aldi will undertake a full Transport Assessment as part of the planning application to ensure the proposed foodstore would not cause significant increases in queuing or delay on local roads. The assessment will look at the operation of local roads both with and without the proposed development in place. The scope of this assessment will be agreed with the Council s Highway Officer. car parking spaces, including 8 accessible spaces and 8 Parent and Child spaces. Cycling Customers and staff will be able to access the store via bicycle. The proposed development includes 20 short term cycle spaces for both customers and staff. Deliveries An Aldi foodstore is a modestscaled supermarket. Aldi operates a closely managed servicing arrangement for each of its stores and aims to complete store deliveries outside peak hours. All delivery manoeuvring will be done on the site. Aldi stores typically receive 2-3 deliveries per day, supplemented by deliveries of fresh milk.
