6 Study Objectives To prepare a new Area Redevelopment Plan (ARP) for the Coliseum Station area and surrounding communities To develop an implementation framework to guide redevelopment activity in the short, medium, and long-term

7 What is an ARP? An Area Redevelopment Plan (ARP) is a statutory plan adopted by City Council as a bylaw ARPs are considered by City staff when evaluating zoning and development proposals ARPs are strategic and guide large scale change in existing neighbourhoods Draft Stadium Station ARP Concept

8 Proposed Study Area Planning work will consider the current Northlands site and the edges of adjacent communities Examining areas with the highest potential for change Paying attention to transitions into the existing residential areas Do you think we have identified the right study area?

9 What will the study do? Create a vision, principles, and new development concept Identify recommendations for New development opportunities Transportation network improvements Open space provision Urban agriculture opportunities Heritage preservation Urban design Bring a new Area Redevelopment Plan into effect for Coliseum Station and amend existing plans to accommodate changes as required

10 What will the study not do? Conduct detailed design and/or construction Transit service planning Consider programming details for the Coliseum, EXPO Centre, or any other buildings Expropriate land

11 Why are we doing this now? City Council direction Alignment with current City policy framework Proactively manage City-owned land assets

17 Transit Oriented Development Urban development is planned and integrated around an LRT station Housing, shopping, and jobs are concentrated in a walkable, bikeable community within meters (5-10 minute walk) of the station Density is highest at the station and transitions to the surrounding areas
