3 Residential master planning Is a key aspect of the professional design services within The Studio. Demographic changes and population growth are amongst the key drivers producing the necessity to deliver unprecedented urban growth. Social aspects such as increased lifespan, disabilities and family demographics are adding to the complex design criteria mix that includes the necessity to provide safe communities, resilience to climatic fluctuations, ecologically aware, culturally sensitive and active healthy environments. The designers at Hadean-Creation embrace the opportunity to blend the diverse requirements for a healthy community and utilise the existing site features to achieve a unique approach to design that delivers first-class design solutions offering added value and community empowerment through a heightened sense of pride and ownership. Working within the constraints and opportunities of the site we design to not only minimise the adverse effects a residential development will have on the landscape, but to offer environmental, social and economic benefits to the wider community. The professional design services The Studio can offer residential developers are comprehensive and encompasses the following core elements: Preliminary feasibility site analysis Master planning SuDS & Environmental resilient designs Detail design Planning application & discussion Contract documentation Design & Access statements LVIA documentation Management planning Play area designing Hadean-Creation Landscape Architects, Urban Designers & Heritage Consultants. 4 The Studio has experience of working effectively across diverse developmental scales from small developments to large conurbation master planning. With extensive creative experience of working within the spheres of delivering healthy sustainable communities which incorporate community gardening, sustainable drainage methodology and urban fruit tree planting. We integrate soft landscape elements with a material palette that accommodates percolated collection of water and addresses issues of peak flow. We encourage developers to integrate the sites natural assets into the heart of the communities for the benefit of all in the area. Landscape design is an integral factor in creating the community; play and recreation are at the focus of the use of the community. Site analysis We are able to assist developers in selecting potential sites for development through a comprehensive understanding of Regional Landscape Characteristics. Working within the local planning character a full appreciation of the vernacular of existing settlements can be used to understand the ability of a landscape context to absorb change. We are able to provide detailed analytical understanding of the site to identify specific landscape opportunities and constraints and build these within the developing design rationale. We are adept at balancing contextual landscape issues with the development needs for the area in a balanced creative methodology. Engagement Community and stakeholder consultation is a key professional service Hadean-Creation undertake on residential commissions, we fully buy into the added value of communicating design and development ideas at the earliest opportunity and do so in an open and frank manner; a model that has proved successful. Progression of the idea The Studio has experience of providing professional expertise on the potential visual impact of development through the provision of technical Landscape and Visual Impact Assessment reporting. Fully conversant with the GVLIA regulations we offer a professional service that is used to empower the design process and afford engagement with consultees and local residents. We have provided expert witness services in development committee hearings during application determination. page iii Hadean-Creation Landscape Architects, Urban Designers & Heritage Consultants. 6 Developed design Building upon the preparative work undertaken in previous phases the design shall progress with the aim of utilising innovation to enhance the viability of the project. Working within the criteria of guidance such as the Code for Sustainable Homes we promote best practice in environmental solutions and community involvement. The sustainable design ethos of The Studio aims to provide solutions to design elements such as responsible sourcing of materials; ensuring a long lifespan and maximum adaptability. The ecological management of surface water runoff to minimise flood risk is a principle design driver for our residential development design protocol. Community health and well-being is a key design consideration and where possible community allotments, orchards, open spaces and safe-sharedstreets filled with innovative play provision are integrated within the overall design. Ecological creation and enhancement is integral to creative, sustainable and dynamic community designing. We have experience of designing within both Brownfield and Greenfield environments, working with ecologists to identify key habitats and opportunities to enhance and raise viability through green infrastructure connectivity. Construction and procurement The Studio is able to offer developers maximum professional advice in regards procurement and construction management advice. We offer a full service of contractual administration and adhere to all health and safety requirements. In line with our sustainable ethos we engage in waste minimisation principles throughout construction and management periods. Community collaboration and engagement are key components of the professional services we offer clients during construction phases of work. Management planning A creative, effective and well-received community landscape matures with care over time. Our professional skills include offering a fully comprehensive service for developing robust and sustainable management protocol. Management planning is a process that commences within the early stages of site analysis and conceptual design. Material selection both hard and soft is integral to the process and a management plan will enable the evolution of a design solution. Our management plans are welcomed by Local Planning Authorities and become integral within the planning application process. page v Hadean-Creation Landscape Architects, Urban Designers & Heritage Consultants. 7 The value in undertaking a fully comprehensive site appraisal becomes apparent during the design process. Identified site assets are enhanced and augmented during the design process. We propose design solutions that maximise retention of assets such as hedgerows, trees, ponds, wetlands, and heritage features. 9 Creating space for nature Development pressure necessitates a creative solution to the juxtaposition of the community and the natural assets of the site. Developers are now fully aware of the economic value of providing exemplar provision for a sustainable solution to the development aims and objectives. The site appraisal and asset appreciation process is integral to formulating design solutions that maximise the protection of existing ecological assets and the creation of new ones. Connectivity with the sites future residents is a key driver to our design process and achieves significant results. We strive to retain the unique character of the site through consideration and fully understanding the value of the existing assets. Value trees We fully comply with the procedures for protecting trees during construction and work with clients to maximise tree retention on a site for added value to both residents and nature. During the design process we encourage designs to adopt the use of local species and adopt management principles including provision for irrigation and providing sufficient space for the long-term viability of the trees providing maximum benefit both for nature and the site residents. Management of water We encourage developers to implement designs, which utilise the added value of well-designed attractive water-bodies. We fully understand the necessity to accommodate the peak flow events and where possible encourage the provision of capacity storage by utilising spaces that can have multi functional uses, for example utilising play provision spaces for intermittent storage areas. Play and relaxation go hand in hand and need to co-exist in all our open space designs, for the life of the design. Social considerations Maximise utilisation of public spaces Planning conditions ensure that open space provision is an elemental aspect of residential development. Which maximises the true value for community open spaces will be enhanced through effective site master planning that provides a well defined green space infrastructure that enhances viability through providing safe physical connectivity from all areas of the development. We incorporate passive surveillance principles within our designs to ensure our well-defined public open spaces are safe to use and inviting. We embrace the concept of home zone s that encourage shared use of areas within the development. In our designs the motor vehicle, is not allowed dominance over other forms of transportation, instead it is incorporated into the social spaces in a creative and environmentally soft manner, through responsive interplay with the site characteristics and introduced ecological elements for societal benefit. Social enhancement leading to health benefits A well-designed landscape environment is able to effectively tackle anti-social behaviour and our studio ethos is to integrate safety into the design process at the feasibility and site analysis stages. Resident perceptions of safety will vary wildly with safety perception linked to cultural as well as physical aspects. The important aspect of good design is to accommodate all variables within society to produce assets that have a diverse appeal and can maximise use throughout the day/ month/ year. The pressure on land in urban contexts necessitates the sharing of spaces and heightens the necessity for adaptability and flexibility. Utilising play facilities for flood storage is a modern reaction to the heightened awareness of climatic fluctuations and the impact on communities throughout the UK. The studio at Hadean-Creation is keen to continue to develop cutting-edge solutions to the growing problem. Landscape architecture can hold the key to responsive adaptation.
