3 Public Benefits The main benefit in regards to the proposed development at 400 West Georgia Street will be to increase density of Commercial Office space within the Central Business District (CBD) / Downtown District (DD) of Vancouver. The increase in density will create new job opportunities (leading to economic growth) for the emerging creative industry sector. The notion of Work / Live / Place / Stay and an enhanced public realm experience within the CBD are objectives supported in the downtown core at the municipal level. Our open space at the ground level respecting the required 6m Homer Street setback, enriches the street level / public realm experience while incorporating an active and contiguous streetscape that promotes pedestrian activity, café seating and public transit use along both West Georgia / Homer Streets and in the immediate vicinity. One of the main goals in developing the 400 West Georgia Street site is to create growth of the creative industry sector and other businesses within the downtown core. This, along with the need for large, contiguous office spaces within downtown Vancouver, are key issues that will be addressed when redeveloping the site Capturing new business opportunities, promoting economic growth, and creating new jobs, in tandem with a highly designed, iconic architectural building / expressive form, further promotes the development of business, culture, design, and arts in the West Georgia Street precinct. Currently, there are many existing, proposed and future development projects within the area such as the Vancouver Public Library, the redevelopment / adaptive reuse of the Canada Post site, and the future home of the Vancouver Art Gallery, all situated within this important and vibrant district. The development of the proposed LEED Platinum building at 400 West Georgia incorporates sustainable design principles to provide public benefits by reducing Green House Gases, parking, water and energy consumption.the proposed LEED Platinum certification will surpass current municipal sustainable requirements of LEED Gold certification. 101

5 Landscape Design Principles ACTIVE PUBLIC REALM Create social space adjacent to the building where it meets the street edge. Moveable furniture and site furnishings create an intimate pedestrian scale street on Homer while completing the Library Square district. Employ a unifying paving pattern to consolidate the site with surrounding public realm from edge to edge. INTEGRATED STREETSCAPE Reflect and rebuild the Georgia Street ceremonial boulevard streetscape on the north side of the site, and the Library Square alleed streetscape on Howe Street. Install new paving, lighting, and street trees to match and enhance each street's character. Integrate streetscape standards for paving and tree species for Georgia Street and Library Square. MICROCLIMATE AND METAPHOR Allow the building to rest solidly on the site, rising from a continuous landscaped plane alike a tall tree surrounded by groundcover in a forest. Extend the building metaphors of nature and abstract through thoughtful placement of planting and water in select niches created by strong angled patterns. INDOOR OUTDOOR Create seamless transitions between indoor and outdoor spaces using grading, paving, vertical planting, and views. Emphasize transparency into the lobby and gallery spaces. Tease life from the edges of the building. 103

8 Landscape Elevation Homer Street HOMER STREET DESIGN INTENT To create an intimate pedestrian public realm as part of the Library Square District. A double row of street trees, moveable tables and chairs spilling out of indoor retail/restaurant space, and pedestrian lighting and tree grates consistent with the Library Square Design Guidelines furnish the Homer Street Streetscape. Concrete paving throughout ties the project to existing Library Square Plaza and buildings adjacent as part of a district West Georgia Street Urban Design Panel
