1 Multi Family, New Haven, CT Project Introduction and Overview Multi Family, New Haven, CT Description Two family Colonial style home, 2800 sq/ft with 7 bedrooms and 3 bath. House built in 1900 on.11 ac in a nice, quite well maintained neighborhood. Rehab Overview Property in need of major renovations. Extensive exterior preparation, hand sanded, patched, and 2 coats of primer and paint. 37 all new double hung vinyl replacement windows and landscaping with new white picket. Three brand new bathroom with new tub, showers, sinks, toilets and custom tile work and all new plumbing. 2 brand new kitchens with new cabinets, countertops and appliances. Refinished hardwood floors throughout house as well as new carpet and vinyl flooring. Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the windows, flooring, kitchen, bathroom, painting and all carpentry. A licensed plumber was hired for all new rough plumbing and finishing. A landscaper was hired for all the exterior landscaping. EXTERIOR: 1. Prep & paint entire exterior including front and rear decks (Thoroughly sand exterior and prep) 2. Repair damaged wood on front deck and on all soffits were needed 3. Need to raise and re-support front deck on 2 nd floor 4. Replace all exterior doors, replace all hardware 5. Install new house numbers, mailboxes and doorbells 6. Replace all windows (new vinyl double hung) 7. Repair all basement hoppers and paint trim 8. Repair wood as needed on back deck and paint 9. Power wash entire foundation and paint (Cape Cod Grey)

Inspect entire roof INTERIOR GENERAL Paint scheme: Navajo eggshell walls, semi gloss white trim, flat white ceilings, white closets, white doors o Purchase all paint thru Pratt and Lambert Color Name Product Code Navajo Eggshell Gold Eggshell Navajo Wall Z8291 Ceiling White Gold Flat Super 1-Coat White Z8100 Trim White Gold Semi-Gloss Super 1-Coat White Z8300 Paint all rooms in house with above color scheme Repair all stairs as needed, front and rear Remove all carpeting, sand and refinish floors in living rooms Repair all interior doors as needed (all doors must open and close properly and lock) Replace all plugs and switches, new light fixtures (dome, 2 bulb and brushed nickel trim)

3 FIRST (1 st ) FLOOR APARTMENT: 1. Replace all windows w/ vinyl double hung 2. Prep and paint all rooms (need to knock off old texture and smooth walls before paint, skim coat) 3. Replace all switches and outlets as needed, including GFI outlets near kitchen and bathroom sinks 4. Frame in 3 rd bedroom and closet in front room (as per attached diagram) 5. Frame in doorway from LR to BR (reuse existing trim to match door openings) 6. Sand and refinish floors in living room 7. Carpet in all bedrooms (Yellow Cream) 8. Replace all lights (dome, 2 bulb and nickel trim) 9. Repair plaster/sheetrock as needed in all rooms KITCHEN: 1. Repair leak, remove wall paper in ceiling, prep and paint 2. Remove portion of wall by sink and adjust layout (see attached diagram) 3. Install new cherry finish cabinets and dark laminate countertop w/7 sink 4. Install new white appliances (Frig., stove and hood see attached sheet for item numbers) 5. New flooring (high quality sheet vinyl see item number) 6. Replace light fixtures (dome with brushed nickel finish) 7. Replace back door and new hardware

4 BATHROOM: 1. Paint according to house color scheme 2. Install new GFI outlet near sink 3. Move tub location against back wall and install all plumbing for shower (see diagram) 4. Install new American Standard bathtub ( Princeton 5 tub, Item # ) Install new tile surround with accent border 5. Relocate toilet location to match 2 nd floor layout (American Standard, Cadet model) 6. Replace sink base, top and faucet ( American Standard Cadet Pedestal). Install new medicine cabinet 7. Install new flooring (sheet vinyl same as kitchen, see item number)

5 BEDROOMS: 1. Prep and paint according to scheme and smooth out wall texture 2. Repair all doors as needed and replace hardware 3. Replace all light fixtures (dome lights, 2 bulb and nickel trim) 4. Carpet all floors with new padding (Color Yellow Cream) SECOND (2 nd ) FLOOR APARTMENT: 1. Prep and paint all rooms as per house color scheme 2. Repair all doors and replace all hardware 3. Refinish hardwood in living room and dinning room 4. Replace all lighting (new dome with brushed nickel trim) KITCHEN: 1. Repair leak, remove wall paper in ceiling, prep and paint 2. Remove portion of wall by sink and adjust layout (see attached diagram) 3. Install new cherry finish cabinets and dark laminate countertop w/7 sink 4. Install new white appliances (Frig., gas stove and hood see attached sheet for item numbers) 5. New flooring (sheet vinyl ) 6. Replace light fixtures (dome with brushed nickel finish) 7. Replace back door and replace hardware BATHROOM: 1. Replace tub and install new tile surround with accent border surround 2. Replace toilet, sink base, sink top and all faucets 3. Replace medicine cabinet and all lighting 4. New flooring (sheet vinyl) 5. All fixture are American Standard Heritage pedestal sink, Cadet commode and Princeton 5 tub) BEDROOMS: 1. Patch all walls, smooth out textures and paint all rooms 2. New Berber carpet and padding in all bedrooms (Yellow Cream) 3. Replace all light fixtures (dome lights, 2 bulb, nickel trim) 4. Repair all doors as needed and install new hardware

6 THIRD (3 rd ) FLOOR: 1. Remove all debris, patch all walls and paint all rooms ( see house color scheme) 2. Replace all lighting (dome lights, 2 bulb with nickel trim) 3. Install new Berber carpet (Yellow Cream) 4. Repair stairs up to 3 rd floor and carpet 5. Repair doors as needed and install new hardware 6. American Standard Fixtures -shower, toilet and sink BATHROOM: 1. Replace shower surround, toilet, sink and faucets 2. Replace door and lighting 3. Install new flooring (sheet vinyl) BASEMENT: 1. Remove all trash and debris 2. Repair all doors including Bilco doors 3. Inspect all wood for fire damage, replace as needed 4. Spray entire basement to encapsulate smoke damage (Zinser brand stain killer) 5. Repair lighting as needed 6. Repair basement windows and paint frames 7. Install washer and dryer hook up (2 each) 8. Service both furnaces 9. Repair stairs as needed and paint 10. Inspect electrical panels and repair/upgrade as needed LANDSCAPING: 1. Keep lawn cut in rear and bushes trimmed front and back 2. Install sod in front of house, create flower beds along house and mulch 3. Remove bushes next to front steps and install white picket fence along front yard 4. Create flower bed in front of white fence
