1 Scope of Work - Single Family, San Diego, CA Project Introduction and Overview Description: 1281 Sqft. 2 bedroom 1 bath Tudor style home built in 1926 located in the historically designated Burlingame neighborhood of Northpark. Rehab Overview: The home has vinyl siding and windows that are preventing the home from being labeled as a Historical Building which will need to be restored to original build. The interior needs cleaning and updating along with two decks that have severe termite damage. Contractor Overview: A licensed General Contractor, electrician, plumber and engineer were hired for this project. EXTERIOR: General: 1. Remove all vinyl siding and replace or repair wooden siding as needed. 2. Remove 5 vinyl windows in the front and replace with wood double hung windows. 3. Repair or replace all damaged decking material. 4. Remove existing roof and all damaged plywood. 5. Install new composite roof. 6. Install new seamless rain gutters.
2 Landscaping: 1. Clean front and back yards and remove debris. 2. Install draught tolerant landscape in front yard 3. Plant annuals in front yard 4. Add dark brown wood chips in all planter beds. INTERIOR: Demo: 1. Demo kitchen including tile floor. 2. Demo bathroom. 3. Remove drop ceiling in hallway. General: 1. Patch walls/ceilings 2. Prep and paint all rooms per color scheme All paint through Sherwin Williams 3. Prep/paint all interior doors including closets. 4. Sand and refinish all existing hardwood floors. 5.
