The kitchen had some work done to it recently, but the cabinets needed to be reconfigured to adjust the layout, and repainted.

House originally built in 1903 on.11 ac lot in the Golden Hill neighborhood of San Diego, near downtown and Balboa Park. Rehab Overview Property was extremely dated and in need of major renovations. The kitchen had some work done to it recently, but the cabinets needed to be reconfigured to adjust the layout, and repainted. The existing bathrooms were completely upgraded with new fixtures, adjusted layouts, custom tile and new flooring. A new roof, window restoration and landscaping that included the addition of a driveway were done as well. Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the flooring, kitchen, bathrooms, and all carpentry. A licensed electrician was hired for all electrical upgrades. A licensed plumber was hired for all plumbing and gas lines. EXTERIOR: 1. New front & back door Home Depot Front Door- # $183, Entry # $12 2. Prep & paint exterior of house. See color 3. Repair any damaged wood as per termite report, especially front steps, railing, & porch floor. 4. Replace porch lights (Hampton Bay, item# , $42.97) 5. Demo gate/fence to backyard & shed. 6. Repair backyard to conceal neighbor s yard. 7. Get variance permit from city to cutout a driveway approach to property. 8. Cut out approach & construct driveway to end of house. (See attached diagram and permit.) 9. Haul away all debris. ROOF: 1. Rip existing roof. 2. Install new ½ plywood where needed. 3. Install drip edge at perimeter. 4. Install 15lb. tar paper, and then install architectural style shingles charcoal grey Landscaping: 1. Clean front & back yards & remove debris.

INTERIOR: Demo- 1. Wall from entry to kitchen (as per drawing) 2. Part of upper kitchen cabinet. (as per drawing) 3. Front bathroom fixtures/flooring. 4. Back bathroom fixtures/flooring. 5.
