1 HILARY'S 10 RULES OF RENOVATION FIRST IMPRESSIONS MATTER! HILARY S 10 RULES OF RENOVATION WILL SHOW YOU A SMARTER WAY TO INVEST IN REAL ESTATE
2 [ FIRST THINGS FIRST ] 1. BANISH FEAR. Fear of the unknown will cause you to make bad decisions and miss opportunities. Find a good team to guide you and help you learn how to be successful. 2. Knowledge is everything. Learn everything you can about the fundamentals of successful real estate investment. 3. Know your market. Research your area to understand the upside values for resale so you ll recognise a bargain and know how much to put into the house to make a profit. First step to creating a realistic budget. 4. Financing: There are many ways to borrow money, it s up to you to ask questions and make sure you understand the upside of each lending scenario, then, decide what works for you. Lenders will be far more open to working with you when they see you are well informed about the property you need to finance and understand how the financing will work. 5. Make sure you budget enough so you can complete your project. Be prepared for surprises. No matter how well you prepare, things can go wrong. Make sure you have set aside at least 15% of your total budget to cover contingencies. You cannot sell an unfinished home, and you must not put in more equity than planned or you risk losing money. 6. Don t expect a slam dunk first time, or even second time, but don t give up. As long as you don t lose money, consider every time you invest in real estate as a lesson on how to do better next time.
3 HILARY'S 10 RULES OF RENOVATION BUYING A HOUSE IS AN EMOTIONAL DECISION AS WELL AS A FINANCIAL ONE. TAP INTO YOUR BUYERS MINDS AND CREATE A SPACE THAT FEELS LIKE A HOME WITH DESIGN BASICS EVERY BUYER LOVES. [ FIRST IMPRESSIONS MATTER ] RULE 1 CURB APEAL: Freshen up the home s exterior including the front door. Replace or repair broken walkways and put in new grass and plants. A couple of planters by the front door says come in and see what s inside. Add in-ground lighting using solar power lamps. It s green with no electrical wiring required.
4 RULE 2 Create an inviting entryway. Make it as impressive as you can depending on your available space. A great light fixture, small table and a mirror can be all you need.
5 RULE 3 Walls and floors are the largest spaces in a house. Repaint all interior walls and trim in a light, neutral earth tones. Never use strong colours or Builders Beige! I like paint in soft greys. Buy a small sample to see how it looks on the walls before you commit to purchasing gallons of paint.
6 RULE 4 Make sure floors and carpeting are pristine. If your budget allows, install hardwood throughout, its hypo allergenic and looks great. If you are installing new hardwood, use pre-finished which can be installed in a day.
7 RULE 5 Kitchens sell houses. One of the single most expensive rooms: allocate a good portion of your budget to upgrading or installing a new kitchen. Beware of over spending here and not upgrading the rest of the house, it won t sell! If your budget is very tight, instead of replacing cabinetry, clean and paint it and install new hardware. Install a new backsplash and countertop. If the existing appliances are very well-used buying new is a must. Look for bargains at big box stores, and kitchen appliance outlets selling reduced priced, dent and scratch or older models.
8 RULE 6 Bathrooms sell houses. This is a room that must be super-clean and functional. If you are on a tight budget, keep the existing layout to save money on plumbing. Upgrade lighting, add a brand new elegant shower curtain and put in towel bars, with white, fluffy towels. If you can steal space from a room adjoining to enlarge a bathroom, or create a master ensuite, do it! A smaller bedroom is good trade off. Replacing a pedestal sink with a vanity upgrades creates extra storage space.
9 RULE 7 Storage is everything. If it s feasible, sacrifice part or all of an adjoining room to create good closet space in all bedrooms, and especially if it means you create a great closet for the master. Upgrading and existing closet space can be as simple as putting in more functional hanging and shelving solutions.
10 RULE 8 Let the sunshine in. Maximise natural light by adding windows or enlarging existing windows. Framing windows with new wood trim and adding curtains adds a touch of luxury.
11 RULE 9 Take down or open up walls to let the light in from more than one exposure to make the space feel larger. This is most important on a main floor. if you can t take down a full wall, take down the middle section to make a connection between spaces and let in more light.
12 RULE 10 DO YOUR RESEARCH and set a realistic budget! If you ve seen my show, you know how important that is! Visit open houses and online listings. Once you understand price points for purchase and realistic resale prices you can start a renovation budget with your expected profit margin in mind. Sales price and area along with demographic will help you know what is expected for a successful sale: Who is your target buyer? Young first time buyers, or professionals moving up the real estate ladder? Each will expect different levels of finishes in the home. Be prepared for surprises.
