SECURITY DEPOSIT Cleaning/damage deposit...$400.00 Make separate check payable to Cape George Colony Club Deposit will be returned when, upon inspection by the manager and/or Clubhouse Rental Coordinator, no damage has occurred and hall, kitchen and bathrooms are left in the same condition as when rented. If damage has been found or cleaning needs to be done, an appropriate portion of the deposit will be forfeited. Damages in excess of deposit will be charged to the rental member. HOLD HARMLESS/INDEMNITY The Club Member, on the Member s behalf and on behalf of the persons ( Member s Guests ) using the Clubhouse at or during the activity sponsored by the Member pursuant to this Agreement hereby agrees to indemnify and hold harmless the Cape George Colony Club, its Members and all its Board of Trustees, each and all, from and against any and all liability for any injury, damage, loss, charge or expense whatsoever, including, without limitation, attorneys fees and court costs, arising out of, caused by or in any way attributable to any act, failure to act when under a legal duty to do so, or omission on the part of the Member or the Member s Guests or any of them, and the Member further agrees to indemnify and promptly reimburse the Club for the cost of any damage to the Clubhouse or its surroundings that is caused by or attributable to any act, failure to act when under a legal duty to do so, or omission of the Member or the Member s Guests or any of them including, without limitation, the costs of clean-up of the Clubhouse after the activity sponsored by the Member. CLUBHOUSE USE REQUIREMENTS Violating any of the following Clubhouse Regulations may result in the forfeiture of the cleaning/damage deposit or a portion thereof and could result in the revocation of future Clubhouse rental privileges. 1. The clubhouse is for rent by club members who are in good standing for the use by themselves and their invited guests. The club member renting the Clubhouse must be present and responsible at all times during the event. 2. Attendance is by invitation only. No public adver-tising is allowed, which includes newspapers, organizational newsletters, internet advertising, posted flyers, or metered mailings. 3. No fees may be charged or donations collected for any event held in the clubhouse or in the picnic areas, except for those hosted by Cape George sanctioned committees. All fundraising must benefit the Cape George Community. 4. Signs to direct guests to events may not be nailed to Cape George signs or stop sign posts, which includes road signs and entrance signs. They must be put on free standing stakes. Any signs not on stakes will be removed. Members who fail to remove signs immediately after the event may be subject to fines (Form MIS 04-c (8/05). 5. Use of the swimming pool, marina area/dock, barbeque area and gazebo are not included in the agreement to rent the Clubhouse. All of these areas are open to member use at all times. 6. No swimming suits, towels or wet clothing are allowed in the Clubhouse. You must be fully clothed, with shoes on, no bare feet, to enter the Clubhouse. 7. If the event is to end after 10:00 p.m., the renter must inform the Clubhouse Rental Coordinator so the gate can be programmed to close at a later time. The Clubhouse must be vacated by 12:00 midnight and cannot be entered again until 8:00 a.m. the following morning without prior approval from the Clubhouse Coordinator. Sleeping overnight in the Clubhouse, parking lot, or on the beach is not allowed without prior approval from the Board. Parking on Common Property is subject to Club Rules and Regulations. 8. Smoking is prohibited in the clubhouse, kitchen, restrooms, and within 25 feet of any entrance. 9. Under no circumstance is Club property to be removed from the premises. 10. No furniture, including the TV and piano, is to be moved. The only exceptions are the round table and chairs with rollers and the two small upholstered chairs. 11. The member renting the facility shall be responsible for complying with appropriate liquor laws. 12. Food and beverage tables should be set up on the tiled area to assist in easy cleanup. No tables should be set up on the carpeted area. Put chairs away after the event, but leave the tables up; the maintenance staff will put them away. 13. No decorations may be fastened to walls (that means no tape, nails, pins, no gum may be used). There are hooks in the ceiling peak which may be used for lightweight hangings. No additional hooks may be installed. Easels are available for use. 14. Renters must supply their own expendables, such as food, coffee, cream, sugar, condiments, napkins, paper plates, cups, etc. Do not use supplies marked for another event, and please remove any unused food and supplies. 15. Do not remove books from the bookcase for any reason. They are arranged alphabetically. 16. Leave the premises in clean condition (requirements on inspection sheet.) 17. All cleaning must be done no later than noon the day following the event. However, if the Clubhouse has a scheduled event the following day, cleaning must be completed at the end of the event or as otherwise scheduled with the Clubhouse Rental Coordinator. 18. Remove all garbage from the Clubhouse. Do not use the containers outside the kitchen door or the Club s dumpsters. Noncompliance may result in loss of deposit. 12 January 2007 FORM CP02-b (01/07)

19. Insure that all outside doors are locked, windows properly secured, lights turned off, thermostat set at its lowest setting and blinds down in all windows except those nearest restrooms before leaving premises. 20. Meet with the Clubhouse Rental Coordinator at a pre-determined time for your final inspection after the event. The security deposit will be returned after final inspection is approved by the Clubhouse Rental Coordinator. 21. Renters take full responsibility for the loss, breakage, or other damage to the Clubhouse. This includes but is not limited to all dishes, appliances, pots, pans, and utensils. 22. Keys must be turned in to the Clubhouse Rental Coordinator at the time of the final inspection. 23. Cape George management reserves the right to have any staff or volunteer designated as Clubhouse Rental Coordinator (or alternate) check in at the event while in progress to ensure compliance with the agreement and club rules. 12 January 2007 FORM CP02-b (01/07)

TABLECLOTHS KITCHEN CLEANUP AFTER CAPE GEORGE SOCIAL FUNCTIONS Spot clean with spray cleaner like 409 or Fantastic to remove coffee and other stains. Then wipe off with a mild solution of Clorox and water 1 tsp to 1 gallon of water. Do not add soap as this destroys the disinfectant properties of the Clorox. Then dry with a dish towel. Do not fold until thoroughly dry otherwise they may mold. If possible leave them overnight or until hours later to fold. DISHES Follow directions for loading, etc., on the dishwasher directions. Be sure to use the citric acid because of the hard water. Dishes do not usually need to be dried because they are so hot. Leave them to air dry in the rack for a minute or two. Sometimes the lower rim needs a swipe. Silverware does need to be dried as it spots and then looks dirty. Please put most of it back in the gray caddies ready for use again. The whole amount of silverware is too heavy for the drawers. Wine glasses can be washed in the dishwasher but be sure to use blue rack. The glasses fit between the pegs so they don t bang together in the dishwasher. They also need to be wiped to prevent spotting. COFFEE POTS AND CARAFES Coffee pots should be thoroughly rinsed and dried. Be sure to wipe off any coffee spots on the outside. The pots should be put away under the center counter if they are not completely dry leave the lids off to prevent mold. Carafes need to be thoroughly rinsed. They cannot be immersed in water because the water gets under the rim and inside carafe. Wipe off coffee spots on the outside. They can be turned upside down on a towel to drain. They can then be put away in the center cupboard without their lids to finish drying. DISHWASHER Turn off water under sink FIRST, then turn off switch on dishwasher. Wipe out the water in the bottom of the dishwasher thoroughly, being sure to get all food particles. Wipe off outside of dishwasher. OTHER Clean sinks, wipe off counters and stove. BE SURE BURNERS AND OVENS ARE TURNED OFF. Wipe up any spills in the refrigerators and remove any food that will spoil. Food should be taken home or discarded as it always spoils before anyone notices and it is very nasty for someone else to take care of later. Sweep kitchen floor and mop if it is very dirty. Cape George Functions Only (not private parties): Empty bagged garbage into covered can outside kitchen door. If there is too much for the cans, double bag the garbage and leave it in the kitchen. Any bags left outside the covered cans can get spread around by birds and raccoons. Let the office know there is garbage inside so it can be emptied by the maintenance crew. OPERATING INSTRUCTIONS FOR DISHWASHER 1. Please read all instructions before using dishwasher. 2. Turn on water under sink the left hand faucet on the hot water feed. Turn counterclockwise to turn on. 3. Turn the switch on the dishwasher to the on position located on the control panel at the bottom of dishwasher. 4. When rinse temperature gauge reaches approximately 180 degrees, the unit is ready to use about 10 minutes. 5. The dishes need to be thoroughly scraped and rinsed before they are put in the dishwasher. There is no garbage disposal in the unit. Cups and glasses do not need to rinsed, but the lipstick needs to be wiped off. 6. Load dishes and silverware in the appropriate racks and place them one at a time in the dishwasher. The silverware rack needs to sit in the rack with no pegs. Silverware should not be too crowded and should be put in rack handle down. The blue rack with pegs is the one to use for the wine glasses. They fit down between the pegs and do not bang together in the washing cycle. 7. Add one (1) TSP of detergent AND one (1) TSP of citric acid into the circles on the door. Do not use more than one tsp of detergent; too much causes the dishes to feel greasy. The citric acid needs to go in every load to counteract the hard water otherwise there is a film left on the glasses and dishes. 8. Close door and place handle in down position this activates the cycle and the run light will come on. The cycle takes about 2 minutes and the run light will go out when the cycle is finished. 9. Open door and remove racks using extreme care as the dishes are very hot (approximately 185 degrees). It is not necessary to wipe the dishes, but the silverware spots and should be wiped off while it is still hot. 10. Reload and repeat cycle until all dishes are done. The door must be open at least 10 seconds between loads to reset the timer. 11. When finished turn off water under the sink FIRST, then wipe out the water and any food particles in bottom of dishwasher. Remove all food particles to prevent spoilage. 12. Turn off machine at bottom of unit. This dishwasher detergent is designed for use in stainless steel commercial machines. Use of this soap in home dishwashers will destroy the interior surfaces of them!!! FORM CP02-d (03) 13 March 2003

The Club Member, on the Member s behalf and on behalf of the Member s Guests attending the class hereby agrees to indemnify and hold harmless Cape George Colony Club, its Members and all its Board of Trustees, each and all, from and against any and all liability for any injury, damage, loss, charge or expense whatsoever, including, without limitation, attorneys fees and court costs, arising out of, caused by or in any way attributable to any act, failure to act when under a legal duty to do so, or omission on the part of the Member or the Member s Guests or any of them, and the Member further agrees to indemnify and promptly reimburse the Club for the cost of any damage to the Clubhouse or its surroundings that is caused by or attributable to any act, failure to act when under a legal duty to do so, or omission of the Member or the Member s Guests. Liability Insurance: As part of the agreement to be allowed to use the facility for this reason at no cost, the instructor agrees to maintain liability insurance (insuring against property damage and personal injury) if the Manager determines that there is a foreseeable risk of property damage to Cape George premises or personal injury to the instructor or member or guest attending the class. If the Manager determines that liability insurance is required, the instructor shall provide a copy of the insurance policy to the Manager prior to the commencement of the class. 3. Instructor Hold Harmless: The Instructor, on his/her own behalf and on behalf of the persons ( Guests ) using the Cape George clubhouse at or during the class, hereby agrees to indemnify and hold harmless Cape George Colony Club, its members, and Board of Trustees and all of them, from and against any and all liability for any injury, claim, damage, loss, charge, cost and/or expense of any nature or character sustained by the instructor or guests including, without limitation, attorney fees and costs arising out of, caused by, occurring directly or indirectly in connection with or in any way attributable to any act, failure to act when under a legal duty to do so, or omission in connection with the class. 4. Guest Hold Harmless: The instructor shall have all members of the class sign a general hold harmless agreement (provided by Cape George Colony Club) for the benefit of Cape George Colony Club, its directors, members, employees and agents and shall require that each new member of the class sign one as he/she joins and will deliver the signed agreements to the Cape George Colony Club office immediately. 5. Care of Premises: The instructor agrees to exercise reasonable care in connection with the use of the clubhouse and to leave it, upon completion of each class, in the same condition as it was at the start of the class. Any damage to the premises or to personal property and any personal injury to the instructor or a guest shall be immediately reported to the Manager. The clubhouse doors are to be closed and locked at the completion of each class. The responsibility for this falls on sponsoring members attending the classes and on member instructors.
