Roof Line Changes

Stormwater Control Plan Concept Changes Revised roof plan with downspout locations plotted. Revised SWCP with new drainage area boundaries, biotreatment cells.

Revised SWCP with new drainage area boundaries, revised landscaping containing biotreatment cells.

Samaritan Medical Office Location: NE Corner S. Bascom Ave. & Samaritan Dr. Size: Approximately 1.8 acres

Existing Samaritan Medical Office Complex Proposed new medical office building and garage extension.

Original StormwaterControl Plan Concept Biotreatment cells, media filters.

Final StormwaterControl Plan Biotreatment cells, media filter, turf swale.

Geotechnical/Infiltration Issues Maintaining adequate separation between building foundations and biotreatment facilities influences their final placement.

Grading & Slopes Too steep. Garage foundation walls and finished floor elevation made biotreatment infeasible at this location. Final grading to accommodate media filter installation and trash enclosure access forced the relocation of the biotreatment cell.

Utility Conflicts Pre project condition Existing above and below ground utility lines, vaults and cabinets, and trees limit available area for biotreatment facilities. After project construction

Distance from building requires design change cobble swale added.

New location avoids conflicts with utility cabinets and existing trees, compliments monument sign.

Pedestrian Access Conflict with sanitary sewer location and concerns over discharging runoff onto sidewalk made biotreatment in the landscaping a less viable option.

Maximum Extent Practicable Squeezing in a swale to treat remainder portion of paved driveway surface.
