Water will be serviced by the City of Lathrop s existing surface and groundwater resources and future wells in the vicinity. The developer currently has control of the necessary sewer plant capacity, spray fields and ponds which will be included with the purchase. Lathrop Industrial Market Overview: The Lathrop industrial submarket is made up of approximately ±10,078,966 total sq. ft. As of September 2013 there is ±1,467,971 sq. ft. available representing a direct vacancy of 14.6% and a availability rate of 15.9% in high cube warehouses greater than 50,000 sq. ft. The Lathrop submarket primarily consists of three institutional quality industrial parks known as Crossroads Commerce Center, Lathrop Industrial Park and California Logistics Center. The City of Lathrop has proved to be a very desirable location for industrial users, investors and developers as evidenced by the success of these industrial parks. Historically low vacancy rates, minimal absorption time on speculative construction and the quality of companies illustrate that Lathrop is the premier choice for the industrial community in the Central Valley. Recent Build-to-Suit Activity: Amazon is under construction on a 1,017,353 SF fulfillment center in Tracy s Northeast Industrial Area in Tracy, CA. Amazon is under construction on a 1,001,683 SF distribution center in the West Ridge Business Park in Patterson, CA. Sutter Home is under construction on a 1,812,750 SF expansion in Lodi, CA. W.W. Grainger recently completed construction on a 820,000 SF distribution center in Patterson, CA.
