Positive and negative factors affecting the market - performance of the UK economy, residential RMI output, consumer confidence & spending, changes to planning regulations, etc. Report Summary In recent years, the home extensions market has grown in line with the improving economic conditions witnessed across much of the UK. The trend towards 'improve, don't move' has benefitted the home extensions market, with consumers also inclined to spend more on improving their properties, particularly in terms of kitchens, bathrooms and glazing options. The focus on larger renovations and home improvement projects has seen a steady shift towards the use of professionals and
tradespeople (i.e. 'get someone in'), instead of a DIY focus. Approximately 75,000 applications for single storey extensions were granted in 2016, a number which has risen over the last few years. Single storey extensions remain a popular form of home extension, partly because a large proportion no longer require planning permission under permitted development rights. Many single storey extensions feature the installation of a new kitchen, as well as open plan living areas (e.g. combined kitchen diners) and extra bathroom facilities, such as a cloakroom. Although open plan living remains popular with many consumers, the last few years have also witnessed growing demand for zoned areas within homes, where partial walls and dividers are used to create zones in open plan areas. This creates a multipurpose space for a home office, play area, dining area etc. Extensions of lofts and basements are a growing feature of the market, especially in urban areas such as major cities such as London. Despite the weakening state of the UK housing market, the home extensions sector is expected to experience reasonably good growth over the next few years. Affordability issues are likely to remain the main barrier to growth, with banks and building societies now requiring additional information relating to borrowers' finances before any lending decision is made. However, it is reasonable to assume that homeowners with good levels of equity and those considered low risk by lenders will continue to undertake improvements to their homes, a trend which should underpin much of the future market growth.
