Access Statement For Bluebell Cottage, Whittingham Introduction Bluebell Cottage is a stone built Victorian cottage attached to The Grange which stands within 4 acres of private grounds. The cottage is oil fired central heated and has a multi-fuel stove. Pre-Arrival Bookings / enquiries can be made directly from the website via email, via telephone or by letter. All guests are provided with written directions to the cottage (available in different font size if required) This access statement is available in the 'Welcome File' in the cottage. The nearest bus stop is in Whittingham village - 1 mile away The nearest train station is at Alnmouth - 13.2 miles away The nearest town is Alnwick - 9.3 miles away Arrival & Car Parking Facilities A designated parking area for 2 cars is situated just outside of the cottage. Surface of parking area is gravel, leading to a patio made of concrete slabs with table and two benches. The key will be in the Key Safe situated at Bluebell s door (key code will be given out with arrival details) or it can be collected from The 1

Grange (next door) when we shall welcome guests with a personal tour of the cottage. Main Entrance & Hall There is a concrete step to the main entrance of 13cm high by 20cm deep followed by a thresh of 5cm high. The front door is 72cm x 197cm with a hinge on the right. The keyhole is 118cm high. The door opens into the Hall area. There is a light switch on the left hand side for the outside light and hall light. Radiator behind the door There is a small door mat just inside the door. There are non-slip quarry tiles on the hall floor. Opposite the front door there is a small telephone table. Other doors from the hall lead to the kitchen, toilet/wet room, and lounge. Stairs lead to first floor. Central heating thermostat on wall at bottom of stairs. Coat rack to the right hand side of the stairs with radiator underneath Smoke alarm fitted at bottom of stairs. Kitchen Door 70cm x 198cm hinged on the right Light switch on the left as you go into the room Quarry tiled flooring 2

Square shaped room with available space of 290cm x 250cm Kitchen floor and wall units are in an L shape Work surface is 88cm high and 60cm deep Washer/dryer, dishwasher and oven are built into the units. Electric hob with extractor fan above the oven Central heating boiler is also under the work surface. A microwave is available Fridge/freezer behind the door height 145cm (3/4 fridge, ¼ freezer) 1 ½ sink with drainer and mixer tap. Under sink unit contains cleaning goods. Saucepans etc are in a floor unit. Floor unit drawers contain cutlery, towels, first aid, instruction manuals. Glasses, crockery etc are in the wall units. Door leading into the walk-in larder (145cm x 165cm) with a shelf height of 142cm Laundry Washer/dryer in the kitchen A clothes airer can be found in the larder. Rotary washing line outside on the lawn next to the parking area. Lounge / Dining Room 650cm x 600cm 3

Light switches for the ceiling lights and wall lights found in the hall, on the left of the double doors. Half glazed double doors from the hall 166cm by 194cm with 2 cm step down. The carpet is patterned and 80% wool (short pile) The lounge area consists of a 3 seater bed settee (for guests with mobility problems), a 3 seater settee and a leather recliner chair with separate foot stool. The chair and settees are movable. There is a TV and DVD player with remote controls and a radio/cd player. The dining area has an oval table (maximum size 180cm high x 88cm wide x 76cm high. There are 6 dining chairs, two of which are carver style. There is a door leading from the dining area to an under-stairs walk-in cupboard which houses the electric meter above the door. Opposite the double doors into the lounge/dining room there is a large inglenook fireplace with multifuel stove. Height of hearth is 10cm and 100cm deep. The stove is positioned centrally 60cm from the front of the hearth. Light switch for the fireplace is found to the left of the fire place next to the sockets. Radiator under the window and another one on the opposite wall, next to the table Ground Floor Shower Room (wet room) 178cm x 190cm- this is accessed from the hall, the door being opposite the stairs. Pull light switch to the right as you go through the door. 4

Door 77cm wide by 194cm high. Locking handle can be opened from the hall if required. Step down into the shower room - 2cm The toilet seat is 42cm high - the space to the right is 45cm and to the left 100cm. The sink height is 80cm. Shower area with shower curtain. Height to shower controls is 125cm. Shower head height is 205cm. The room also has a wall mounted heated towel rail. The floor surface is non slip. Stairs Leading To First Floor 2 lights switches at the bottom of the stairs on the left Carpeted stairs - 8 steps, each 18cm high by 22cm deep by 115cm wide, lead to a middle landing 120cm by 115cm. 8 further steps continue to the right to a landing of 115cm x 220cm. Bedroom 1 Double bedroom 485cm x 320cm Door 76cm x 198cm hinged to the right. Carpeted with a short pile carpet mustard colour. There is a king size divan bed with 2 drawers either side. All bedding is Egyptian cotton or percale with feather and non-feather pillows and feather duvet. 5

There are bedside tables and reading lamps to either side of the bed. The main light switch is at the door. Radiator under the window Door 72cm x 197cm leading to the ensuite bathroom. Ensuite Bathroom Light switch in the bedroom to the right of the ensuite door Bath size 165cm long x 67cm wide x 55cm high Height of basin 80cm Height of toilet set 42cm 100cm space to left of toilet, 25cm space to right of toilet. 100cm x 100cm free space Floor tiled. Shaver point, right of basin, at a height of 155cm Radiator under the window Bedroom 2 Twin room size 285cm x 650cm Door 76cm x 198cm hinged to the left. Carpeted with a short piled carpet mustard colour. There are two single divan beds with 2 drawers in each. Bedside table and lamp separate the two beds. All bedding is Egyptian cotton or percale with feather and non-feather pillows and feather duvets. 6

Pull switch inside the door, to the left, is for the electric shower.
