Formerly a farmhouse, Middle Barton has been maintained and developed by the current owners and offers a beautifully presented country property with spacious reception areas. The property also has the benefit of a detached barn that has potential to provide additional self-contained accommodation. It is presently used as additional entertaining space. Approaching from the private gravelled hardstanding, a path leads through the front garden to a farmhouse door entrance through a topiary archway. The living room features views to the garden, an attractive open multi-fuel stove in a traditional inglenook with feature former bread oven and rush-light alcoves. The drawing room has a second inglenook with an open fireplace and character windows looking out to the garden. Beyond here is a further reception room which could easily be converted into bedroom 4, and features exposed beams and a window seat.
Overlooking the well maintained garden, the kitchen has fitted units and a gas hob. Off here is a useful utility area and shower room. Attached to the kitchen is the conservatory which provides direct access to the main gardens. A staircase from the sitting room leads to the first floor where there are three double bedrooms, all with exposed beams. A family bathroom is also on this floor. All the rooms are light and enjoy views out over the gardens and surrounding countryside. Location Middle Barton is situated in the heart of the Blackdown Hills in an area of Outstanding Natural Beauty, surrounded by glorious undulating countryside and about 1 mile from the small village of Buckland St Mary. Buckland St Mary offers a primary school, church and thriving community hall. The market town of Chard is approximately 6 miles away and offers an extensive range of shopping and leisure facilities. The county town of Taunton is easily accessible, approximately 8 miles away and offers a comprehensive range of cultural, recreational facilities and excellent independent day schools including Kings, Queens and Taunton Schools. Outbuildings Middle Barton has the benefit of a detached two storey stone-built barn; this is currently used for garaging, a studio with wood burning stove, a boot room, coal store and workshop. On the first floor there is an ideal room for entertaining. The barn has development potential, subject to the necessary planning consents. The barn also has the benefit of its own metered electricity and water supplies, plus a gardener s lavatory and wash hand basin. There is ample parking to the side of the house, next to the former farm buildings. These have been used for storage and garaging but could also be used to provide stabling and direct access to the paddock.

Turn right and then take the first left (approx. 400 yards) at a signpost indicating Blackwater/Blindmoor. 100 yards along this lane take the first right signposted Blindmoor. Pass Blindmoor Farm Livery Stables and look for the next farm on the left with its red roofed stone built barn. This is Middle Barton. Either park in the former farmyard or proceed to the more usual visitors entrance by passing the barn and parking on the visitors gravelled hard-standing some fifty yards or so further along the lane.
