September 2014 Dear Sir / Madam, Land at Oteley Road South, Shrewsbury Lands Improvement would like to thank everyone who took the time to come and view our development proposals for Oteley Road South at our public exhibition in May this year. We believe that a great development requires the creation of places that have been shaped by the local community. With this in mind, we have sought to give local people the opportunity to input into our proposals for this site. Over 230 people attended our public exhibition event and over 100 took the time to fill in our feedback forms. Included in this newsletter is a summary of the feedback you gave us and also information about the proposals moving forward. The site is allocated for development by Shropshire Council as part of the Shrewsbury Council South Sustainable Urban Extension and will bring much needed new homes for the local area. In addition, the provision of a care home will help meet the needs of older members of the community, whilst the proposed community and commercial uses will provide additional facilities for new and existing residents. We have now submitted a planning application to Shropshire Council. However, for us, community engagement does not end here. We will continue to keep the community updated on our plans as they progress, to enegage in ongoing discussions and to ensure that the channels of communication remain very much open. Introduction Over the last few months Lands Improvement and the project team have undergone a consultation programme on our proposals for Land to the South of Oteley Road, Shrewsbury including a public exhibition in early May. The key themes which emerged from your feedback at the public exhibition are outlined below: 1. Site Vision Oteley Road South forms part of the Shewsbury South Sustainable Urban Extension, which is allocated in the Shropshire Core Strategy and the emerging Site Allocations and Development Management Document. Q. A. We asked - Do you agree with our vision for the site to deliver up to 550 new homes and 2,000 new jobs? You said - 47.8% agreed with our vision, whilst 37.2% disagreed Q. A. We asked - Do you think our proposed masterplan will deliver a desirable development within a high quality landscape setting? You said - 34.1% said yes, 28.7% said no they did not, 36.2% said they had no opinion We are pleased that the majority of respondents agreed with our vision for the site, which we believe will create a development that the whole town can be proud of. The proposed landscaping will consist of public open space, tree lined streets and greenways and green corridors that will create a desirable living environment for new residents. 2. Care Home Our proposals for Oteley Road South include the provision of a care home to meet the needs of older people. Q. We asked - Will the provision of the Care Home meet the needs of older people locally? A. You said - 45.6% agreed that it would, 40.2% had no opinion on this, 4.1% disagreed this would meet local needs. We are pleased with the support for the Care Home and in due course will be looking for a high quality operator to take this on. 3. Connectivity Our plans include a number of new access points to the site, from the Football Club, the Waitrose development and from Oteley Road. We will also be making enhancements to the wider highway network including walking, cycling and bus links. Q. We asked - Have our proposals integrated well with the surrounding area through the proposed access points, footpaths and cycle links? A. You said - 47.2% agreed with our proposals, 26.3% has no opinion, 26.3% disagreed with the proposed links We believe that our proposals will improve connectivity and promote sustainable travel in and around this site, and we are pleased that respondents recognised this as well.
4. Local Centre Along with the already approved Waitrose at the Garden Centre, our proposals include a new community hall and a pub or restaurant at the local centre. Q. We asked - Do you agree with our proposals to enhance the local centre with a community hall and pub/restaurant? A. You said - 58.7% said yes they did agree, 28.2% said they did not. Q. We asked - What other community facilities you would like to see? A. You said - A School, Doctors/Pharmacy, Sports/Leisure Facilities and a Church were the most popular choices. The new local centre will create a community hub for the development and we are delighted with the level of support for this enhanced provision. Our application is for outline planning consent, but we will look to include the potential for the uses listed above onsite. Other key issues you told us about Traffic We understand that some residents are concerned about the traffic by the develoment. Lands Improvement will be making financial a contribution to improve the local highway network, which will mitigate the traffic impact. Waking and cycle routes, as well as improvements to the bus service will encourage sustainabl travel. Schools We appreciate that new development will bring new families to the area. LI will be making a financial contribution to Shropshire Council to improve existing schools. Wildlife A network of green corridors will promote biodiversity of the site and the Money Brook will be retained within its own corridor. A sustainable urban drainage system will create new habitats encouraging wildlife onto the site.

If outline planning permission is granted, detailed proposals that look at the exact design, layout and details of the access to the site will then be progressed.
