M & M Home Contractors, Inc. Total House: Under $250,000 Burnsville
PROJECT DESCRIPTION: The homeowners wanted to update and redesign several spaces throughout the interior of their 1960 s built rambler as well as dress up the exterior. The bones of the home were in good shape it just needed little cosmetic TLC. To add additional cur appeal the front entry was updated by adding new columns, front door, stamped sidewalk and stoop as well as freshening up the landscaping. Throughout the interior of the home we replaced all the mill work to maple per the homeowner s selection. Due to the sometimes uneven staining associated with maple all the wood was conditioned, water-popped, stained and finally dry-brushed, prior to varnishing to ensure an even finish. On the main floor, existing walls were removed to open up the front rooms and create a gathering place for family and friends. Wood floors were added to the new open space to match the existing wood that was already present in other areas of the main floor. To enhance the open feel in the formal dining room a portion of the wall was removed to expose the existing stairway leading to the second floor. New wood treads and risers, metal balusters and railing were installed for a more elegant look. The hearth room off the kitchen was updated by converting the existing wood burning fireplace to a gas unit. New stone and a custom made mantel were added to give the room the cozy feel they desired. To breathe a little fresh air into the kitchen we installed new stainless steel appliances, granite counter tops, sink, faucet and tile back splash. The couple liked their existing kitchen cabinetry but wanted to modify them by adding crown molding to the top and bottom. In the main floor bathroom we added a whirlpool tub with a tile surround, tile flooring, a new vanity with a stone vessel bowl and all new plumbing and electrical fixtures. The second bath attached to the guest bedroom was also updated with a new vanity, sink and all new fixtures.
PROJECT DESCRIPTION: continued The lower level updates consisted of a complete gut and refinish, again, opening up a portion of the staircase and adding new metal balusters and railing. All new laminate wood flooring was installed throughout the bar, living room, hall and bathroom to give the space a more modern look. A new custom bar was added to enhance the entertaining and gathering space. Adura tile flooring was used throughout the remainder of the lower level rooms including the laundry, exercise and storage rooms. The laundry room also received a makeover that included new cabinets with tons of storage space and a large counter top complete with a sewing area. To improve the homes overall efficiency a new furnace and water heater were installed as well as foam insulation to all rim areas and all concrete walls in the basement. The attic was also re-insulated with a fresh coat of blown insulation to bring the R-Value to our company standard of R-44.
