Hadleigh Woods Gazette www.hadleighwoods.com October 2018 Volume 120 President's Notes Over the past few weeks we have had a number of noteworthy events take place. On September 26th Power Up replaced the radiator, hoses, fluids and battery on our pump house generator. A few weeks later the heater needed to be replaced also. On October 19th Doug's Tree Service completed the removal of over 20 very large pine trees. There was only one oak tree removed. A number of residents enjoyed the performance done by these experts. Our latest experience with Doug's was again something to behold. They are so skillful and efficient during the tree removal process that it leaves one in awe. On October 22nd Mass Tank did an inspection of our 25,000 gallon water tank. Everything went quite smoothly while we were without water for over 8 hours. They found nothing major and we are waiting for their full report. At the same time we had Hampstead Water exercise all our shutoffs and valves. We have been receiving a number of complaints about gutter issues. People have been pointing fingers at the roofer and some at the gutter cleaning company. The bottom line is, the gutters are 14 years old and have experienced ice dams, installation of heating tapes, numerous cleanings, etc. Therefore, we have decided to replace all the gutter systems. Granite State Gutter Company will begin replacing all the gutters and downspouts this Fall. Our 2018 Annual Association Meeting will be held at St. Mathews Parish Hall on November 15th at 7PM. Please consider running for the Board. With only three Board members, we are currently at the minimum number of Board members required by our condo docs. Richard 1
Note from our Management Company Dear Homeowners, There has been a lot of activity on site recently. You may have seen the tree company hauling trees over the homes using their large crane. Doug s Tree Service from Seabrook, NH has been doing this work for you. On October 22 nd, Mass Tank Company was on site to clean out the drinking water tank and inspect for structural integrity as you know from the memo that was circulated. We will let you know the results of their testing when they send it to us. Thank you for your patience and cooperation while the water was turned off. The deck staining has been postponed until the spring. The contractor has been slowed down by weather on top of his already busy schedule. He agreed to hold the price the same in 2019 and put us at the front of the list. Thank you for your cooperation in this process. The landscapers will be busy cleaning up the leaves soon and preparing for the winter which will be arriving soon enough. We have an annual meeting in November and I will look forward to seeing all of you soon. Run water from each tap and notice if there is an odor from the hot water. This may indicate a problem with the water heater. Iron and sulfur bacteria can interact with the anode rod in water heaters, resulting in hydrogen sulfide gas only in the hot water. The anode rod (typically made from aluminum/zinc or magnesium) slowly dissolves away due to galvanic corrosion that exists within the water and the steel water tank. As the rod depletes the steel tank is left alone until there is no more sacrificial metal to eat away at. In most cases, you will need to change your water heater anode rod approximately once every 6 years so long as it operates under normal working conditions. However, depending on the composition of your water, you may need to change the anode rod more frequently. Hadleigh Woods Trivia In April of 2006 B & C Landscaping began servicing HW.
