Welcome Welcome to our public exhibition on the initial proposals for the redevelopment of Battersea Police Station on. We are an award winning housebuilder with a track record for delivering high quality homes in communities across the UK. We recently acquired the former police station and intend to redevelop this site to deliver a high quality residential development, whilst retaining the original Police Station building. We are still in the development stages of the proposals and are keen to hear your views on our plans to date, and any other issues you feel the project team should consider as the proposals are evolved over the coming weeks. We have feedback forms here today for you to leave us your thoughts and would be grateful if you could take a few moments to complete one. You can complete the feedback forms and return it today using the ballot box, or you can take it away to complete at a later date and return back to us using the freepost envelopes available. All forms must be returned by 7th February. Members of the project team are also here today including the architects. Local history and opportunities Background The site was used by the Police Force since 1858. The current building is the second police station on this site and was designed by architect Dixon Butler in 1910 and duly built by J.G Minter and brought into service in November 1911. The building survived largely unaltered for over 60 year until 1983 when an extension built at the rear of the building and some internal changes made to accommodate operational needs as well as the building s maintenance. As you will be aware, following recent organisational changes within the Metropolitan Police, the decision was taken to close the station on the 22nd of September 2013. Since then the station has been vacant. Given the site s long history and local interest in the original architecture of the building, we intend to develop a set of plans which protects the site s history by retaining the original police station building and incorporating it into a modern residential development. Opportunities Our proposal for the redevelopment of the site provides an opportunity to: Safeguard the history of the site and retain the original police station building Deliver much needed housing for the area including affordable homes for local people Vast improvements with new landscaping in and around the site including new pedestrian surface on Hyde Lane A car club facility for the local community Community Infrastructure Levy contribution towards improving local health provisions, education, road networks, public transport and other community initiatives 455,000 in new Homes Bonus for the council to spend in the borough Contribute towards the wider regeneration of the neighbourhood Police Station 1969 courtesy of London Metropolitan Archives Police Station 2014 Police Station 2014 Police Station 2014
What s proposed We are proposing to redevelop the site to provide 46 high quality apartments including affordable homes for local people. The apartments have been designed around a generous south-facing courtyard, which will be easily accessible for residents of the development and other neighbouring residents. The development will be accessed from Hyde Lane, which will be partly pedestrianised and newly landscaped to create an attractive new public space for the community to enjoy. Our proposal will provide a mixture of studio, 1, 2 and three bedroom apartments, each with their own private amenity space. Central to the design of our proposal has been the retention of the original police station building, and therefore the design of the redevelopment include two distinct parts the original police station building fronting, and a modern element to the rear linked via a corridor. The modern element of the development has been designed to complement the existing building and sits comfortably within its local setting/surrounding buildings. Artist s impression of the scheme

Landscaping We intend to provide a generous south facing courtyard at the centre of the development. This space will be beautifully landscaped with seating and newly planted trees. In addition to providing a new courtyard within our site, we also intend to make vast improvements to the shared spaces around our site including Hyde Lane, which currently acts as a gateway to the neighbouring buildings. We are proposing to re-landscape this partly pedestrian space to provide a more attractive space which the community can make better use of. Landscaping visualisations Proposed landscaping strategy
Hyde Lane improvements As part of our proposals for the Battersea Police Station, we are proposing to upgrade and improve Hyde Lane. We are proposing to resurface Hyde Lane to make it more pedestrian friendly and inviting for the local community.
