Situation and Communications The pretty village of Snowshill is situated on the top of the Cotswold escarpment above the villages of Broadway, Buckland and Laverton. It is a secluded but active village with period cottages and houses and a nineteenth century church clustered around a small green opposite The Snowshill Arms. Snowshill is renowned for its manor house and beautiful gardens, which are administered by the National Trust, as well as nearby Cotswold Lavender, a working lavender distillery. Snowshill is widely regarded as one of the most desirable and idyllic places to live in the North Cotswolds. Nearby Broadway lies at the foot of the Cotswold escarpment and is regarded by many as one of the Cotswolds finest examples of traditional street architecture with several seventeenth and eighteenth century buildings of note. The village has a wide range of shops for day-to-day requirements together with restaurants, The Lygon Arms Hotel, with its leisure facilities, and speciality shops. Nearby Chipping Campden, regarded as one of the Cotswolds most renowned towns, lies about four-and-a-half miles away and has a considerable reputation for its variety of eating establishments, a number of which have achieved awards. The larger centres of Cheltenham, Stratford-upon-Avon and Worcester are within easy reach and provide more comprehensive cultural, shopping and educational facilities. For the sporting enthusiast there are several golf courses nearby, notably Broadway Golf Club, hunting with the North Cotswolds, National Hunt Racing at Cheltenham, Stratford-upon-Avon, Warwick and Worcester, polo at Cirencester Park and cricket at Worcester. Locally there are many public footpaths and bridleways for walking and riding enthusiasts. Theatres are to be found in Cheltenham and Stratford-upon-Avon, including the renowned Royal Shakespeare Theatre. There is excellent schooling in the general area with high-achieving state and private schools at Chipping Campden, Evesham, Stratfordupon-Avon and Cheltenham. Green Close Green Close was formerly four seventeenth century cottages and remodelled to form one house for Mr H Peech in about 1916 by C E Bateman, a highly regarded architect known for his sensitive restoration of Cotswold vernacular properties. Great ingenuity was necessary to marry the four individual cottages into a whole to ensure both a pleasing exterior and the practical arrangement of the rooms. The house retains many of the original period features, including the great open fireplaces, flagstone floors and mullion windows, which sit comfortably alongside the Arts & Crafts features added by Mr Bateman. The property is L-shaped and is finely built of beautiful local stone beneath stone slate roofs laid in diminishing courses. There are attractive mullion windows, fine stone dressings and dormers, both hipped and gabled. A half-timbered link with plasterwork was added in 1916 to marry up the elevations. Green Close is complemented by charming, cottage style gardens and occupies a commanding position, nestled into the hillside, taking full advantage of the striking views towards a quintessential English landscape, within the Cotswold Area of Outstanding Natural Beauty. The property, which was at one time owned by the family of Sir Gordon Russell, the furniture designer, has been in the tenure of the current family for almost a century and unusually the property retains the old world charm and authenticity of the early twentieth century. In particular the external elevations have changed very little since that time. As such the sale of Green Close represents a very special opportunity to buy a charmingly unspoilt Cotswold house. Green Close is Grade II Listed being of Special Architectural or Historic Interest. Green Close has featured in two well regarded publications: W.G. Davie and E.G. Dawber, Old Cottages and Farmhouses...in the Cotswolds, 1904; Country Life, vol LX, 1926. High up above Broadway, yet snugly ensconced in a dip of the hills, is the hamlet of Snowshill. these hills are so full of finely built and beautiful houses. the beautiful local stone with which they are built constitute a continual charm to the eye. Country Life 21st August 1926 A detailed history of the house which appeared in Country Life in 1926 is available from the agent s offices. Please refer to the accompanying floorplans for the layout of accommodation but the principal points of interest are shown below.

Gardens and Grounds Green Close is discreetly approached from the village lane along a descending gravelled drive. The property is approached on foot through impressive stone pillars with finials and along a gravelled path. Beautiful mature gardens provide the perfect setting for the house, being tucked away into the hillside and providing a magnificent position from which to appreciate the sweeping views over adjacent countryside. Formal terraced gardens lie to the north and west of Green Close and are principally split into rooms, each with its own unique character. Close to the house on the north side is a small area of lawn with boxed hedged beds containing old fashioned varieties of standard roses. Lying adjacent to the house are north-west facing terraces with roses under-planted with herbaceous perennials and perfect for al fresco summer dining. A fine formal lawn lies below the house dissected by a pathway flanked by standard roses contained within boxed hedged beds, creating a focal point from which to enjoy the vistas. The smaller lawn features a central sundial and a deep herbaceous border to one side. Beyond the formal lawn are more informal areas of garden used for the growing of fruit and vegetables and allowing the gardens to blend into the countryside. The land comprises well-fenced, undulating permanent pasture, ideal for grazing, and dotted with mature trees and areas of woodland. There is a natural spring-fed lake planted with marginal plants and mature trees to the water s edge, being a haven for wildlife, and a timber jetty for boating and fishing. The land can be independently accessed from the village lane along a concrete slipway.
