Situation The delightful village of Flushing across the water from Falmouth owes its name to 17th Century Dutch builders who came to construct piers and sea walls and settled there. Later, the elegant houses were home to the captains of the packet ships. The village retains its charm with tastefully renovated 17th and 18th century houses and narrow winding waterside streets. It also enjoys a sunny south-westerly aspect and is reputed to have one of the mildest climates in Britain. Local facilities in the village include a general store, two public houses, and a quayside restaurant. Flushing also has its own highly regarded primary school, church and chapel and there is a regular passenger ferry service across to the University town and port of Falmouth. Sailing enthusiasts are well catered for with an active sailing club in the village on New Quay, and the world class facilities at Mylor Yacht Harbour are around a mile and a half away, with pontoon berths, moorings, chandlery, yacht club, cafe and restaurants. The busy port of Falmouth itself is home to one of the world s largest natural harbours, a spectacular stage for the National Maritime Museum Cornwall, Royal Cornwall Yacht Club and many high profile yachting events. The Cathedral City of Truro is approximately 11 miles away and provides an excellent range of shopping and schooling facilities together with a mainline rail link to London Paddington. Cornwall Airport (Newquay) provides three daily return flights to London Gatwick, along with other domestic and international destinations.
The House The property is believed to have been built circa 1901 and occupies what is probably one of the very best positions on Falmouth Harbour, with an ever-changing vista taking in the moored yachts and ships in the dockyard, National Maritime Museum, St.Anthony Lighthouse and Pendennis headland. South facing and immensely private from both the road and water, this attractive Edwardian house is elevated above its stone quay and set behind generous, long-established gardens. The living accommodation is spacious and extends to almost 5,500 sq ft. A large, square reception hall defined by its staircase and wood burner leads to the sitting room and dining room, both of which are generous rooms with ornate cornicing, fireplaces and open out to the stone terrace which runs along the front of the house. There is a spacious kitchen / breakfast room with 4-oven Aga, and a utility / 2nd kitchen and separate laundry room close by at the rear of the house. The huge double height studio, enjoying an abundance of natural light, with mezzanine adjoins the kitchen, and also leads through to the garden room, which again opens out onto the terrace. There are four bedrooms and two bathrooms on the first floor, with the main bedroom having an en suite bathroom and large private balcony. Two further bedrooms and a bathroom are found on the second floor, together with a large boarded loft with good head height. This is only the second time Clay Point has been offered for sale since 1973. Therefore interested buyers are strongly advised to give the sale of this property their immediate consideration to avoid missing an opportunity which may not arise again for a generation.
Outbuildings To the rear of the house there is a pretty courtyard with detached brick-built two storey cottage which currently comprises a first floor sail loft/garage with gated entrance from the road, and gardener s room and store below. There is a further garage, opening directly from the road and the main gated driveway at the west end of the house provides ample parking/turning space. Gardens and grounds Facing due south, Clay Point is set in one of the largest plots along Trefusis Road, with long-established and beautifully planted gardens including formal lawns and a wooded dell surround by an array of blossom and evergreen trees, flowering plants and mature shrubs. Above the principal lawn a stone terrace spans the full width of the house, while a network paths lead through the gardens and down on to the lower garden and quay, where there is a slipway and steps onto the beach/foreshore. To the east boundary above the quay there is a delightful lookout, which provides a perfect spot for the first cup of coffee, or evening drinks.
