Specifications A Yuillbuilt/North on Sixty Project The Original House: Circa 1920, this single family dwelling had double and triple wythe brick walls, a 5 high basement and a 23 x 55 garage. The home had not been maintained for many years (the original coal furnace was still in the basement when the house was bought in 2010) and part of the roof of the garage was missing. It had a 5 high basement and completely brick enclosed rear garden. Demolition: The interior was completely demolished back to the brick walls in the basement, on the main and second floor and the garage. This included removing all accumulated debris from the previous owner, framing, windows, doors, wiring, plumbing, mechanicals, roofs, and exterior porch. Re-Building: Approximately 6 of soil (matted with tree hair roots), rock, concrete and asphalt was removed from the basement floor. The basement was then underpinned to achieve a 7 10 clear height. Plumbing: Copper 3/4 piping was installed throughout to provide excellent water pressure and a back flow valve has been installed in the basement to prevent flooding. Roofs and Insulation: Two layers of Roxul Safe N Sound in the basement ceiling with resilient channels and 5/8 fire rated drywall.
