Description The Walled Garden is an exceptional contemporary oak frame house clad externally with Siberian larch and influenced by Scandinavian design. The oak frame was designed and built by Oakwrights of Hereford. Built in the former walled kitchen garden of an 18th Century Gothic revival country house, in both a conservation area and an Area of Outstanding Natural Beauty, the property enjoys a very private and peaceful position. The southfacing drawing room curves to follow the shape of one of the two large ponds, taking full advantage of the waterside setting and providing the perfect spot from which to watch the ducks, moorhens and other birds which are frequent visitors to the garden. The afternoon sunlight reflecting from the water gives the impression of movement within the room itself. The house was designed to include both passive and active sustainable features, including rainwater harvesting, an airto-water heat pump and a biomass boiler using sustainable wood pellets which provides carbon-neutral under-floor heating. Green roofs, planted with sedum flowers, blend the house with the garden and provide added insulation. More detailed information on The Walled Garden s eco credentials is available on request. Designed as a family home, the Walled Garden offers beautifully appointed accommodation that is bright and versatile, measuring an impressive 4682 sq. ft. The large reception hall with its contemporary central staircase (with an additional lower handrail for children) leading up to a first floor library area, is one of the most distinctive design features. The wow factor drawing room with dining area and contemporary wood-burning stove provides a fantastic space for entertaining and boasts full length glazing and doors which open on to a decked terrace overlooking the lower pond. The stylish fitted kitchen, opening to a breakfast room with wood-burning stove, creates a sociable family space. French doors lead from the breakfast room to a sheltered decked area, perfect for informal eating and relaxing in the summer. The family accommodation is further complemented by a study, family room and gym with a wet room (and sauna available by separate negotiation). The bright and airy master bedroom suite has its own private terrace with views over the garden to the surrounding countryside, en-suite bathroom with mood lighting and a dressing room. Outside Set in 1.845 acres, hidden behind a high brick and stone wall, the beautifully landscaped grounds offer a picturesque backdrop to this unique home and enjoy superb rural views up to the Cotswold escarpment. A gated sweeping gravelled driveway provides plentiful parking and leads to a large detached outbuilding with a garage, store, workshop and studio, which provides excellent accommodation for those wishing to work from home.

For clarification, we wish to inform prospective purchasers that we have prepared these sales particulars as a general guide. We have not carried out a detailed survey, nor tested the services, appliances and specific fittings. It should not be assumed that the property remains as displayed in the photographs and no assumption should be made with regard to parts of the property that have not been photographed. Any areas, measurements or distances referred to are given as a guide only and are not precise. Room sizes are approximate and rounded; they are taken between internal wall surfaces and therefore include cupboards/shelves, etc. Accordingly, they should not be relied upon for carpets and furnishings. Formal notice is also given that all fixtures and fittings, carpeting, curtains/blinds, furniture, lighting, kitchen equipment and garden statuary, whether fitted or not, are deemed to be removable by the Vendor unless specifically itemised within these particulars. It should not be assumed that the property has all necessary planning permissions, building regulations or other consents and where any reference is made to planning permissions or potential uses such information is given in good faith.

The mature gardens incorporate a natural stream feeding two ponds, both of which are securely fenced. Landscaped to provide space for the entire family, the lawns are interspersed with shrubs, plants and mature trees including a beautiful weeping willow, magnolias and a variety of fruit trees including peach, apple, pear, plum, quince, and a productive mulberry tree. A willow tunnel leads to a children s play area with fixed play equipment. A productive vegetable garden, greenhouse and fruit cage are cleverly screened and sheltered. A raised paved terrace, ideal for alfresco dining, adjoins a petanque piste and an outdoor swimming pool with surrounding decking, all overlooking the garden and countryside beyond. (The swimming pool is heated by an air source heat pump, available under separate negotiation). Services Mains gas, electricity and water. Sewage treatment plant and additional reed bed filtration. Situation The property is on the outskirts of Uley, a pretty village in a wooded valley in the Cotswold escarpment. The village exudes charm and history, boasting Neolithic and Iron Age heritage as well as access to the Cotswold Way, a popular trail running close by. A range of amenities is available within the village including a doctors surgery, Post Office and Store, the Old Crown public house, Uley Primary School, and the Prema Arts Centre which offers educational courses in the arts & crafts, workshops, cultural events and evening classes in many subjects. There is a wide choice of schools locally in both state and independent sectors. There are boys and girls grammar schools in Stroud and local private schools include Westonbirt and Rosehill Westonbirt, Beaudesert Park and Wycliffe College. The nearby centres of Nailsworth, Stroud and Tetbury provide comprehensive services and facilities. Kemble provides Intercity rail services to London (Paddington) in 80 minutes. Roads radiate to the M5 & M4 motorways and provide ease of access to Bristol, Cheltenham and Bath. STR120081 Directions Leave Stroud and follow the A419 in the M5 direction. After one mile bear left (following the A419) at the first major roundabout, continue down the dual carriageway and proceed straight over at the next roundabout. At the next roundabout by Sainsbury s, bear left up Selsley Hill signposted Uley/ Dursley and follow the road for approximately six miles into Uley. Drop down the hill into Uley, passing the village green and church. On reaching the crossroads, just before leaving the village, turn left signposted Lampern Hill and continue round to locate the property on the left-hand side opposite Stouts Hill House.

The inflexibility of the EPC Report, which is based on a solid fuel radiator heating system rather than the wood pellet boiler and underfloor heating, means that it does not accurately reflect the efficiency or eco-credentials of The Walled Garden. There are no radiators at the Walled Garden!
