The Location Mylor Bridge is situated between the harbour town of Falmouth and the city of Truro, and within a short drive of the sandy beaches of both the south and north coasts. It is an ideal base with easy access to water sports and boat hire, walks along picturesque creekside footpaths and close to many of Cornwall s most treasured gardens. The village of Mylor Bridge is a thriving community with a junior school, butcher, public house, shop and post office, creek-side cricket field and boatyard. Nearby Mylor Yacht Harbour has been the subject of huge improvement over recent years and is now probably one of the finest facilities for boating and yachting enthusiasts in Cornwall. Deep water moorings and a large marina are supported by a yacht and sailing club, sailing schools, chandlery, rigging shop, and a number of cafés/restaurants. The historic and popular Pandora Inn, just over a mile away, is an ideal place for crabbing, or even mackerel fishing when the tide is right. A few miles to the south is the vibrant port and university town of Falmouth, whilst about 7.8 miles to the north, the city of Truro provides state and private schooling, a large range of shops and amenities, and a mainline rail link to London Paddington.
The Property Chy Lyn is a timber-framed eco home, built in 2012 by the current owners. Occupying a plot of about 3.4 acres, it is a wonderful and unexpected property located on the wooded outskirts of the popular and well-served village of Mylor Bridge. To the ground floor, a galleried, double-height entrance hall has extensive glazing so is bright and spacious, with oak floors and motion sensor lighting. There are five bedrooms on the ground floor, four with access to the gardens. The master bedroom suite has a walk-in wardrobe/dressing room and large dual aspect bathroom including a rainfall shower and double Jacuzzi bath, and access to the gardens. Three further bedrooms (one en suite) to the rear of the property all have doors to the gardens, while a fifth bedroom has views to the front of the house. A family bathroom, utility room and under-stairs storage complete the ground floor accommodation. From the hall an oak staircase with glazed balustrade leads to the glazed mezzanine landing, with cloakroom and access to the lift. The main living space is superb, with full height windows across the width of the property allowing plenty of light and enjoying magnificent views across the gardens, lakes and woodland. The curved oak frame is visible in the ceiling and the floors are oak throughout. The room is extremely versatile, with zoned lighting allowing separation of distinct areas for dining and seating. There is a Contura log burner to one end, and integrated speakers throughout. The kitchen is bespoke, with single slab granite worktops, plenty of storage space, integrated Bosch appliances, a Stoves oven, and with a large storage room/pantry. Two sliding doors lead to a large balcony, from which a spiral staircase gives access to the gardens. Gardens and Grounds The gardens at Chy Lyn extend to about 3.4 acres, comprising lawns, woods and two lakes, a productive poly tunnel and a kitchen garden. Three streams run through the land and provide the lakes with a flow of fresh water, while growing tanks in the woods would allow for stock fish to be raised for angling. Currently, there are brown trout and carp in the lakes. A variety of plants fill the gardens, including gunnera, day lilies, several tree ferns, hydrangeas, a large eucalyptus tree, rhododendrons, and mature oak trees. The poly tunnel provides runner and broad beans, salad leaves, tomatoes, peppers and courgettes and can be reconnected to an irrigation system. Laurel, leylandaii and bamboo provide privacy to the eastern side of the garden. There are two useful sheds in the garden. There is ample parking to the front of the property, bordered by raised beds and with planning permission in place for a double car port/garage (PA18/00427).
