Location Situated in the civil parish of Werrington and next to the ancient church, The Old Rectory commands a secluded rural position on the edge of the grounds of Werrington Park Manor in this peaceful village in east Cornwall, adjacent to the River Tamar. History The Old Rectory is believed to have been built around 1836 at the expense of the Duke of Northumberland, to accompany the Church of St Martin which was relocated from the grounds of Werrington Park Manor in around 1742 to its current site. The church tower is from the old church and the early neo-gothic style suggests that the architect was probably William Kent, designer of the Horse Guards building and the Treasury buildings at Whitehall. The residence was in the ownership of the Diocese of Truro until the current owners purchase in 2015.

The Property A graceful Georgian home with some delightful period features, The Old Rectory has been artfully restored by its current owners to its former glory with a touch of contemporary interior design. The traditional period features include large windows, high ceilings, shutters and curved banisters and lend themselves well to the flair with which the restoration has been carried out, creating a feeling of grandeur and elegance. The living spaces and bedrooms are light and well-proportioned, and there are wonderful views from each aspect of the house. A bespoke kitchen with a dining area looks over the lawn to the rear of the house and the ornate spire of the Church of St Martin. A snug or study faces the front of the house, with a utility room, boot room and cloakroom completing the ground floor. Two staircases lead to the first floor, which has four bedrooms served by a generous family bathroom with modern fittings, a family shower room which has also been recently fitted, and a separate WC. The bedrooms feature beautiful sash windows, wooden flooring and several original fireplaces, with two being particularly well-proportioned. There are two further bedrooms on the second floor, both with slate fireplaces and excellent views over countryside with Dartmoor in the distance to the front and the church to the rear. Gardens There are two primary areas of garden, a magnificently planted walled garden to the south and west of the house and a large partially wooded lawn surrounding the house to the north and east. A sweeping private gravel driveway leads to the front of the house, with a lawn to the north overlooking the field beyond. The grounds are surrounded by mature trees and an area of woodland in the northern corner contains a woodstore with a thick slate roof. The walled gardens are a delight, with paths laid between raised beds of box topiary and pretty flowering shrubs as well as a kitchen garden. The main path, set between pleached hornbeams and lavender, leads to a pond and orchard at the rear, separated by a Portuguese laurel hedge with an arch. A door in the wall at the rear of the garden leads directly to the churchyard. The main path crosses an avenue of Italian cypresses, leading to the woodland garden and a walled area of lawn with box ball topiary set around a corkscrew willow. This area of garden has a magnificent view of the ornate church spire and has a garden door opening to the side lawn.
