The Property The Old Hall at Edingthorpe is a most handsome and historic Grade II listed family house, originally dating from about 1520 although the overall style of the building is of the early 17th century. It is traditionally constructed of brick and flint with brick quoins under a pintile roof. The principal west façade is faced with knapped flint. In 1988/1989 the house was the subject of a complete programme of renovation and faithful restoration which was carried out at the time with great care to preserve and enhance as many of the original features as possible. The quality of craftsmanship and the restoration included the use of well seasoned oak to replace doors and windows where necessary. The current owners acquired the property in 1999 and have carried out further improvements to create a comfortable family home in this historic building. The Old Coach House was converted to a most useful separate annexe/ cottage providing good accommodation in its own right with a sitting/ dining room, kitchen, two bedrooms and two shower rooms. The main house retains much period detail and the rooms are large, light and well proportioned.

Situation The house stands well, facing west over a large area of lawned garden. There is a more extensive area of garden to the south and a large natural pond. The Old Hall is beautifully situated on the edge of the rural hamlet of Edingthorpe and is surrounded by open countryside, well situated between the coast and the Broads. The village is about 18 miles to the north of Norwich, the Cathedral city and regional centre of East Anglia. The coast at Mundesley is about 2½ miles and has excellent sandy beaches. The thriving and historic market town of North Walsham is about 4 miles to the south and provides excellent shopping and banking facilities. There is also a local train station in the town with trains to Sheringham on the coast and Norwich, with regular connecting trains to London Liverpool Street with an approximate journey time of 1 hour 50 minutes. Norwich also has an expanding airport with regular connections to most international destinations via Schiphol. The North Norfolk coast with its renowned sandy beaches, bird reserves and excellent sailing facilities is close by, much of it classified as an Area of Outstanding Natural Beauty. The Norfolk Broads are also within easy reach and there is a staithe in nearby Stalham (7 miles) on the River Ant which leads into Barton Broad and provides access to the Broads Network. The picturesque Georgian town of Holt is about 13 miles and has excellent shopping facilities as well as being renowned for being the home of Greshams Public School. Further along the coast is Beeston Hall Preparatory School for boys and girls. Golf is available at Sheringham, Cromer, Mundesley and Norwich. Outside The house is approached via a gravelled drive leading to a gravelled parking area to the south of the house. The drive continues in a horseshoe sweep past the front of the house leading to the exit. There is a large area of lawned garden immediately to the front and west of the house and this is well screened from the lane by a red brick and flint wall with a hedge and two mature yew trees. To the southwest of the house there is a large natural pond stocked with yellow flag iris and with a variety of mature trees around the periphery including copper beech, willow, oak and cedar. To the south and east of the pond there is a further area of lawned garden, well hedged along the boundaries and with further ornamental trees including acacia and copper beech. There is a courtyard to the east of the house approached through a pair of wrought iron gates, this is gravelled and provides a most attractive and secluded sun trap area with various shrubs including rambling roses, clematis and a fine magnolia grandiflora. Steps lead up to the Old Coach House which is traditionally constructed of brick and flint under a hipped pantiled roof and this has been created into a separate two bedroom annexe/cottage (please refer to the floorplans). To the north of the house there is a further small area of garden. The land in all extends to 0.64 of an acre (est).

Directions Leave Norwich on the B1150 North Walsham Road. Drive through Coltishall and onto North Walsham. Enter the town centre and take the road signposted to Bacton. After about 2½ miles, take the first turning left after passing Edingthorpe Green. Continue down this lane for about ½ a mile and the house will be found set well back from the lane on the right hand side. The postcode for the property is NR28 9TJ.
