The House Access to the house is up a lane running from the middle of a village and up to automatic gates opening onto a gravelled area, with room for several cars as well as the double garage. All principle rooms in the house are southwest facing over the formal gardens and beyond. The front door opens into an entrance hall with a flagstone floor. To the left there is a dinning room and drawing room, with an impressive fireplace, that leads out onto the formal gardens. To the right of the entrance hall is the large open-plan kitchen, fully fitted with granite tops, an Aga, an island unit with additional electric oven and hob and stone tile floors. The kitchen leads through to the utility room with back door that comes out close to the driveway gates. Beyond is a laundry room with internal access to the garage and stairs up to a spacious games room/bedroom 6 above. There is scope to convert the games room with a direct link to the main house and addition of a large en-suite and double window balcony, overlooking the drive and field
beyond, subject to planning permission (lapsed permission 2007 new stair enclosure, cantilevered porch and minor alterations 07/00827/FUL). Adjacent to the reception hall there is a sitting room/television room with a fireplace and bookcases. French doors open onto a patio on the first level the formal terraced gardens. An oak staircase rises from the reception hall onto a spacious landing with vaulted ceilings and attractive wooden beams. The master bedroom, also with vaulted ceiling, beams and unusual slit has ample storage with several built in wardrobes and an ensuite bathroom with separate bath and shower and double vanity basins. The second bedroom at the other end of the house also has an ensuite shower room and a vaulted ceiling with an unusual slit window high above the bed. There are two further double bedrooms, both with built-in wardrobes, that share a family bathroom with separate bath and shower. There is a fifth bedroom that could also serve well as a study. The Pool House The current owners installed a large swimming pool surrounded by a dry stone wall and a spacious pool house. The pool house has two changing rooms, both with showers, a cloakroom, a kitchenette and space for gym equipment or a dining table. Garden, Grounds and Paddock The gardens have been transformed over the last 10 years through extensive landscaping. What was originally a sloping lawn is now an attractive terraced lawn. The first level has several patios of local stone separated by borders and low walls. The terrace off the drawing room has plenty of space for a large table and chairs whilst the second patio with a pond has steps leading to a lawn surrounded on three sides by yew hedges; above this there is a herbaceous garden broken up by well kept box hedges.
An automated irrigation system allows for easy maintenance. A gravel path leads from the formal gardens passed the stables to an asphalt tennis court and additional storage shed. There is a Par Terre garden beyond and stable block comprising three loose boxes and a tack room all with hard standing. The yard is accessed by a track running up the side of the garden behind a hedge. A gate opens into large paddock of 10 acres with field shelter and far reaching views across the top of the Cotswolds with an arboretum to one end.
