3 Property Fact Sheet LOCATION The tract is located in Marion County, Georgia, about 50 miles southeast of Columbus GA, 70 miles southwest of Macon GA, 80 miles northwest of Albany GA and 130 miles southwest of Atlanta GA. Approximate location coordinates (a point on Morgan Ford Rd on the northern boundary of the property): 32.3869387816, -84.4912494304 View in Google Maps PROPERTY +/- 900 acres include approximately 520 acres of timberland and 380 acres of irrigated farmland. The timberland was cruised in 2010 and the value of timber was estimated at $55,000. It is currently estimated to be around $75,000. The farmland is essentially fully irrigated and the irrigation consists of two center pivots, ½ pivot and three pumps. With Hardage Ford Creek running through the property, the owners never experienced a shortage of water for irrigation. SOILS Farmland classification identifies map units as prime farmland, farmland of statewide importance, farmland of local importance, or unique farmland. It identifies the location and extent of the soils that are best suited to food, feed, fiber, forage, and oilseed crops.
