(Some Pets Allowed with Pet Fee) 2 Deposit of $250 is required for a Weekend Reservation or $400 for a Longer Rental. Balance Due 30 Days Prior To Arrival 1. SUBLETTING: This agreement shall not be assigned nor the premises sublet without the written consent of the owner or his agent. 2. CAPACITY: I agree not to overcrowd the facilities by having more persons staying in the house than the maximum occupancy listed. 3. DAMAGES: I will maintain this property in good condition, reasonable wear and tear expected, and agree to replace or pay for any loss, breakage, or damage which is caused by this vacationer or anyone in this vacationer's group, to the satisfaction of the owner or his agents. I agree not to rearrange the furniture. 4. CHECK-OUT: I agree to vacate the premises by 11:00 AM unless approved for later departure. I further agree to wash dishes, take out trash and return the keys as requested. Please ensure you have packed all of your belongings before checking out as we cannot be responsible for items left. 5. CHECK IN: I understand check-in-time begins at 3:00 P.M, unless approved for earlier arrival. We must have time in between guests to properly clean and prepare the house. If you arrive early, please do not expect the Retreat to be ready unless agreed upon. 6. LIABILITY: The Owner of Laurel River Retreat is not responsible for any theft or injury to the vacationer or his guests. 7. APPLIANCES: Appliances including television and ceiling fans are not guaranteed and refunds cannot be given for failure or breakdown, however, all repairs will be made as quickly as possible. 8. TELEPHONE CALLS: You must use a credit card for all international long distance calls on the house landline. Domestic calls anywhere in USA are free. Some cell phone services get a signal; others do not. 9. RVs: No recreational vehicle may be occupied on the property nor may it be connected to the house for water or power supply. 10. FIREARMS/FIREWORKS: Discharging firearms and use of fireworks of any kind are not permitted on or near property.

VIOLATING CONTRACT: We reserve the right to refund deposits, refuse rentals or discontinue occupancy if, in the agents opinion, vacationer is detrimental to property or in violation of this contract. 3 12. Property reserved sight unseen is represented by this agency as realistically as possible with regard to space, physical condition and comparisons, and it is agreed that it is the obligation of the tenant to abide by the terms of this contract. 13. METHODS OF PAYMENT: We accept Travelers Checks, Cash, Personal Checks, PayPal (3% Surcharge) and Credit Card (3% Surcharge) 14. CANCELLATIONS AND REFUNDS: If Cancellation is necessary, the reservation deposit will be refunded less $25 service charge if done at least 60 days from date of arrival. If Cancellation occurs less than 60 days from date of arrival, deposit will be refunded less $25 service charge when accommodations are re-rented on scheduled dates. If the Retreat is not re-rented, the deposit will be forfeited or it can be applied to a new reservation on available dates at Laurel River Retreat within one year. If Cancellation occurs after full payment has been made within 30 days of date of arrival, the full payment will be refunded minus a $25 service charge when accommodations are re-rented. If the Retreat is not re-rented, the payment will be forfeited, or 50% of it can be applied to a new reservation on available dates at Laurel River Retreat within one year. 15. HOUSE COURTESIES: Towels, wash cloths, bath mats, dish cloths, sheets, pillowcases and blankets are provided. Full kitchen and cooking utensils, plates, glasses, etc. are provided. Be sure you always lock the doors whenever leaving the Retreat and that all kitchen appliances are turned off. Completely extinguish fire in fireplace whenever you leave the house. Please place trash in plastic bags and deposit in the covered trash container - with top secured - in the covered area on the ground floor. When finally departing, please turn each baseboard heater in all rooms off (turn thermostat knob counter-clockwise to the end - but don't force). Please place towels and wash cloths on the washing machine before finally departing. When you finally leave, please turn off all lights; lock doors; be sure all appliances are turned off and that all windows are closed and locked. When your vacation is over, place the key in the lock box provided.
