Your attention is drawn to the Important Notice on the last page of the brochure.

Situation Approached via a sweeping drive, this impressive house is set in a magical location at the top of Somerset s Quantock Hills, a place where ancient woodland meets wild moorland and Jurassic coastline. Beech Hanger, which was built in the late 19th century as a hunting lodge, is not listed and sits high on the Quantock Hills, an Area of Outstanding Natural Beauty and Site of Special Scientific Interest. The house enjoys privacy, seclusion and spectacular sea and countryside views. Despite the rural tranquillity the thriving village of Kilve, just one mile down the lane has an excellent pub, post office / village shop and tearoom. For more extensive shopping, recreation and cultural activities Taunton, the county town of Somerset is only 19 miles away and offers a wealth of shops and restaurants. Kilve beach is just a mile on from the village. Beech Hanger has direct access to the 9,500 acres of Quantock moorland which are known locally as the hidden jewel of England as they are steeped in history, myth and legend and are staggering beautiful. With a mix of open moorland deep stream laced wooded coombes, wildlife is in abundance. Deer, sheep and wild ponies roam freely and for bird enthusiasts, numerous birds of prey can be spotted. There is an excellent choice of schools in this area with Wellington, Kings Hall and Milfield all within easy striking distance as well as Taunton School and King s College. Communications are excellent with the nearby A39 linking to Junction 23 of the M5 (Bridgwater), only 16 miles away which provides excellent access to London, the South West and the National motorway network. The mainline station at Taunton provides regular services to London Paddington from 2 hours 5 minutes. Bristol Airport is about 37 miles away and offers an excellent selection of domestic and international flights.

Beech Hanger As the name would suggest the property sits or hangs some 700ft above sea level on the side of the mighty Quantock Hills and is surrounded by ancient beech trees. The spectacular views over the coast and up into the Welsh Mountains, coupled with the immediate access on to the Quantocks and the significant income generated from the three holiday cottages make this a truly unique business and country lifestyle opportunity. The house has been cleverly designed to ensure that the principal reception rooms take advantage of the breath taking views. Of particular note is the stunning and fully fitted kitchen / dining room, which features vast windows looking out over the surrounding countryside, the sea and the Welsh Mountains beyond. Ideally set up for entertaining, there is a butler s kitchen with AGA, leading to the south facing secret tropical garden, neatly tucked away at the rear of the house and providing the perfect area in which to escape and enjoy the peace and quiet of Beech Hanger s position. The large yet cosy sitting room features a cut Ancaster stone surround fireplace set within original beech panelling and superb views. Next to this is the formal drawing room, another beautifully proportioned reception room with excellent views, which could also be used as a formal dining room. Beech Hanger is a large, yet manageable family home and the first floor layout is a good example of this. The master bedroom suite features a dressing room, en-suite bathroom and a terrace from where some of the finest views from the house can be enjoyed. There is a guest suite with dressing room and en-suite shower room, three further bedrooms and family bathroom. The second floor features a home office and storage area.

Outbuildings Integral to the house and accessed via the entrance hall is the large tack room and laundry room, linking directly to the stable block which has four boxes and a pony box. This is ideal for use in the winter months, as the stables can be accessed without going outside. At the eastern end of the stable block is a large work and wash-down area as well as a feed store and separate hay shed and a large garage. The accommodation of the main house is extremely flexible as is the sizeable stable block and associated ancillary rooms. This area could be converted to provide another holiday cottage or additional rooms / party barn / annex to the main house, subject to obtaining the necessary planning consents. An indoor swim spa area with a large hot tub surrounded by glazed walls allows for miraculous views over the gardens and sea beyond.

Cottages The three award winning luxury dog friendly holiday cottages are finished to an exceptional standard and provide a significant income, with an average 97% year round occupancy and a well established and easy to run business model. The cottages are separate from the main house thus providing privacy for all concerned. The Quantock Hide: Accessed via a separate driveway and attached to the east end of the stable block. The Quantock Hide provides guests with the utmost privacy and exceptional far reaching views. Internally, the property features a modern open plan kitchen / dining / living area, master bedroom with roll top bath and separate WC, and a second bedroom with adjacent shower room. The element of privacy is enhanced by the enclosed tropical and wild flower garden and as with all three cottages, The Quantock Hide features a hot tub in the garden. Coleridge: Situated outside the Beech Hanger Estate gates and accessed from the single track road. Coleridge features an open plan kitchen / dining / living room, two bedrooms with en-suite bathrooms, enclosed gardens and hot tub. Greenway: Situated next to Coleridge. Greenway also features a modern open plan kitchen / dining and living room with two ensuite bedrooms, enclosed gardens and hot tub. There is significant scope to develop the commercial element of the property to further drive trade. As the business is operated as a lifestyle business, the full potential is not being realised. There is potential to utilise the main house as letting accommodation, as a B&B accommodation or whole house letting. There is also revenue making potential from hire of the equestrian facilities. Gardens and Grounds Beech Hanger is nestled high on the hill, surrounded by formal gardens and ancient Beech trees, and with the unique feature of having direct access onto the Quantock Hills which is perfect for those wishing to walk, hike, MTB and ride. Immediately in front of the house is the formal lawn area with a summer house positioned for the outstanding views. Below this are a series of attractive stone terraces. The woodland is predominantly behind the house and provides both privacy and delightful woodland walks. Below the house are five paddocks, ideal for grazing. In total, the land extends to about 11.73 acres. BEECH HANGER ESTATE

Local Authority Somerset County Council: www.somerset.gov.uk West Somerset Council: www.westsomersetonline.gov.uk Directions (TA5 1SQ) From Bridgwater (Junction 23 off the M5) Take the A 39 towards Minehead Keep on this road and go through the village of Holford Enter the village of Kilve As you come into the village you will see a Post Office and a pub called the Hood Arms on your right hand side. Directly opposite the Post Office there is a lane called Pardlestone Lane. (If you blink you will miss it). Take this turning and go up the lane. NOTE: The sign post saying Pardlestone Lane, looks as though it is pointing up a driveway to a big house called Kilve Court. You do NOT want this, Pardlestone Lane, runs parallel to the drive of Kilve Court. Once on Pardlestone Lane, keep going up the steep hill for one mile. ¾ of the way up by a red post box satnav may say you have reached your destination. You have not. Just keep coming all of the way up the hill until you can go no further and Beech Hanger is right at the very top.
