Reyes Date: 8/1/2011 Dear Frederic, The recmmendatins in this mem represent minimum imprvements that shuld be made t the mechanical, electrical, and plumbing systems at the U.C. Berkeley Alumni Huse. These imprvement recmmendatins are based n the replacement f the west wing and minimum upgrades t the east wing. The existing cnditins listed in this mem are based upn the 1953 histrical drawings as well as bservatins made during a site visit n 6/16/2011. HVAC SYSTEM The building s existing heating is prvided by steam frm the central plant. The west wing space heating is prvided by steam cnvectrs, with ne lcated in each ffice. Ventilatin air is prvided t these spaces by an utdr cling nly cndensing unit. The east wing space heating is prvided by a supply fan with steam cil lcated in the attic space abve the restrms. This wing des nt have cling. OPTION 1 Rehab Existing System: Central System Keep lw pressure steam system and replace piping, accessries, and insulatin as necessary. West Wing and Lbby Distributin Replace steam piping, cnvectrs, and accessries with new. The size and quantity will change based n the new west wing plan. Reuse existing cling nly cndensing unit t prvide mechanical ventilatin in basement. Replace steam piping insulatin as necessary. Replace supply and return fans and steam cils with new f equal capacity. All ductwrk and grilles that can be reused shall remain. OPTION 2 Cnvert Existing Steam t HHW: Page 1

West Wing and Lbby Distributin Replace steam piping, cnvectrs, and accessries with hydrnic fin-tube basebard heaters r steel panel radiatrs. Install thermstatic radiatr valves, cpper distributin piping, and new traps at the zne level. If pssible, reuse existing cling nly cndensing unit t prvide mechanical ventilatin in basement. Distributin Replace steam cils, steam piping, and accessries with HHW cils, cpper piping, and HHW accessries. Replace supply and return fans with new f equal capacity. All ductwrk and grilles that can be reused shall remain. PLUMBING The building dmestic ht water is prvided by electric ht water heaters. The restrm fixtures are all the riginal fixtures installed in the 1950 s. The tank type water clsets are all 5 galln tanks and cannt be retrfitted t lw flush/dual flush. The wall munted urinals have a high flush rate and als cannt be retrfitted with lw flw flush valves. The wall munted lavatries d nt have lw flw fixtures but may be retrfitted. If the east wing will nt be mdified, the existing nn-cde cmpliant fixtures may stay. The west wing hwever will need t be upgraded t cde cmpliant fixtures. Nte: Starting n July 1, 2011, the water flw requirements in the Califrnia Cde fr water clsets and urinals change. Single and dual flush water clsets cannt exceed an effective flw rate f 1.28 gpf and urinals cannt exceed 0.5 gpf The maximum flw rate allwances fr shwer heads and faucets remain at 2.5 gpm (@ 80psi) and 2.2 gpm(@ 60psi), respectively. West Wing Water clsets shuld be remved and replaced. The tank type water clsets we recmmend are dual flush with 0.8/1.6 gpf fr liquids and slids, respectively. The urinals shuld be remved and replaced which can be ne f the fllwing. Zer water cnsumptin urinals maximize water cnservatin and these urinals are ur tp pick. If zer water cnsumptin urinals are nt desirable by UCB then we wuld recmmend 1/8 th gpf urinals with an aut flush device. These urinals aid in water cnservatin and functin like an rdinary urinal but use significantly less water. The existing urinals cannt be retrfitted with the 1/8 th gpf flushmeter. Page 2

The electric ht water heater serving the west wing lks t be in gd shape and upn further investigatin may be reused. If this unit prves t nt have enugh capacity t serve the new west wing, an electric instantaneus tankless ht water heater may be added t serve ne f the new restrms. The piping material may r may nt be reused. Testing f the cast irn pipe will be required t determine if sme r all f the piping shuld be replaced as part f this scpe f wrk. Since much f the cpper is mst likely reaching its life expectancy, we wuld recmmend the replacement f the cpper pipe. Water clsets shuld be remved and replaced. ELECTRICAL The existing building electrical equipment is the riginal 1953 equipment which has becme bslete and unreliable. Panel bards have a 30 year life span and wiring has a 50 year life expectancy. The receptacle layut is minimal with dghuse type surface bxes in the areas requiring flr utlets. Page 3

It appears that sme f the riginal fixtures have been upgraded, but these newer fixtures are still nt energy efficient, nr are they aesthetically cmpatible with the building. At this pint, we are still determining the adequacy if the lw vltage systems: phne, data, fire alarm, security, etc., but it is assumed any existing systems are bslete. West Wing A new electrical switchbard will be required. The estimated size will be 1000 amps, 208 vlt, 3 phase. The will be withut electrical service during the cnstructin f the new building. Tw branch panel bards will be required n each flr. Each ffice will have a minimum f tw receptacles as apprpriate t supprt tday s technlgy. Cnference rms will have three r mre receptacles, including flush flr receptacles under the table in the large cnference rms. New lighting will include primarily suspended flurescent direct/indirect lighting fixtures with latest generatin T8 lamps and prgram start ballasts. Where dwnlights are apprpriate, they will be cmpact flurescent. It is anticipated that several decrative fixtures will be needed in public spaces, t be crdinated with the architect. Exterir walkway lighting will be installed t match campus standards. Lighting cntrls will include dual switching in ffices with ccupancy sensr verride. Timer switches r ccupancy sensrs will be used in utility spaces and restrms. Architectural dimming systems will be used in the cnference rms. Public and exterir spaces will be cntrlled via a lighting cntrl panel incrprating an astrlgical timeclck. The building will require a new telephne system. In rder t save cabling, it is recmmended t install a VOIP system and perate the telephne thrugh the data system. A new data system will be installed with jacks in ffice and cnference rm. It is recmmended t install Cat 6A rated equipment. A manual fire alarm system will be prvided. An intrusin security system will be installed including mtin detectrs, dr and windw cntacts, keypads and an alarm hrns. Large cnference rms are recmmended t have a multi media system including lighting cntrls, verhead prjectin screen, prjectr, speakers and tie in fr the presenter s laptp.
