05 Prof. Albert Speer Managing Partner AS&P GmbH Secretary of State Steffen Saebisch Chairman of the Supervisory Board of HOLM GmbH Steffen Saebisch: In the HOLM we pursue a threefold approach: Pooling competencies regionally, connecting them nationally and positioning them internationally. The region is our basis. The uniqueness of the HOLM at this particular location, however, is created by the combination with national and international factors. The building is intended to serve as an inspiration for new ideas, to support the connection of different users and the creation of new ideas and projects, as well as an accelerator for their implementation. Albert Speer: As an architect I was particularly tempted by the possibility to visually present the demands the HOLM has towards itself. The HOLM will be a place where economic, scientific and social institutions do not only encounter but also coordinate their activities, work together and develop projects. For this purpose we had to create a new architecture which facilitates and visualizes movement, the connection and interweaving. Even the front displays this principle. The vertical front strips are arranged wave-shaped in opposing direction so that their cutting edges are visible. Therefore, depending on the viewing angle, there is either a red or a silver surface area. Steffen Saebisch: We need a building which fits our concept like a tailor-made suit: Dynamic, modular and flexible. Albert Speer implemented this in a convincing way. Academies, associations, global and regional as well as small and large companies will work together on seven floors. Door to door, back to back, desk to desk. In offices, in constant communication in project rooms and in the lecture hall, in the patios, in the cafeteria or in the green area... Everyone can decide for himself or herself how to organize the workday. Thus a diverse, inspiring working atmosphere can be created. Flexible, variable, innovative and suitable for all requirements. Albert Speer: The building just like the people working in it is in a process of constant change. The building is constructed in the form of the figure eight, the symbol of infinity. All areas are connected by a light, seven-storey flight of stairs, the X-Celerator. All units of the building are interwoven with one another, they can be arranged in new ways and can be combined flexibly and modularly. A random meeting, the change: that is a central aspect of the HOLM as a place of creativity and a neutral platform without hierarchies and power structures.

07 Regional cluster National network In the heart of Europe at the German transport hub Gateway Gardens is a meeting point with an international charm and a high quality of residence. The area is located directly at the Frankfurt Airport, it is characterized by a modern architecture and urban atmosphere directly at Frankfurt Airport with a short distance to the city and with direct connection to ICE trains and highways in all cardinal directions. There are 4,400 flights per week to more than 300 destinations all over the world. The ICE main-line station offers connection to another 163 cities. The area which is 35 hectares in size is the hot spot of the growing Frankfurt Airport City, a place full of possibilities. The central location of the area in Europe and in the middle of the economically strong Rhine-Main-Region as well as the excellent travel connections make Gateway Gardens an attractive location for companies operating internationally. In close vicinity to Frankfurt Airport and next to the headquarters of significant logistics and mobility companies as well as several hotels, the HOLM found the ideal location for an international knowledge and innovation center. It is perfectly accessible for our partners in the region but also for national and international experts and course participants. International position

The modern, sustainable and futureoriented architecture supports this desire. The flight of stairs is positioned centrally in the main body of the building like an X and combines all units with one another. Even the roof surface area features his special structure. The diagonal blue plate lines can be perceived for miles around. The urban place at the Western side of the building is designed by a structure of large hexagonal paving tiles of different size which fade and become less in Southern direction to perfectly blend into the green of the park. On the Southern side, finally, there is the central park of Gateway Gardens: the Quartier Verde. With its old trees and a real campus character it offers both a regenerative and innovative surrounding and is the green Think Tank in the Gateway Gardens View to the Campus in the Quartier Verde

Innovation departments and project offices of companies work and research here next door to scientific institutes, academic Chairs and research centres as well as start-ups. Institutes offering further education programs cooperate with academies and companies. Thanks to its excellent proximity the HOLM furthermore offers the ideal platform for the intercommunication between national and international experts who can temporarily use and rent spaces here. Information and Experience INTERACTION Communal Areas Teach and Learn Ideal surroundings for fresh ideas The functional concept of the HOLM developed together with the Fraunhofer-Institut für Arbeitswirtschaft und Organisation IAO ensures a maximum degree of flexibility, networking and cooperation. The HOLM supports the discontinuation of old structures and the creation of new ones. Therefore the room concept is based on non-territorial principles and is characterized by a high portion of commonly used areas. The room structure unites academies and companies and always aims at bringing together the most talented and creative experts. Networking and Cooperating The HOLM offers the perfect conditions to combine innovative working and research activities, practical teaching and learning as well as the multimedial discovery of logistics and mobility in an optimal working environment. The options for use offer the highest possible degree of flexibility and account for the different ways of working of all participants. For a common innovation culture in an inspiring surrounding. The visitors are welcomed by the HOLM Forum, the world of information and experience of the HOLM. The HOLM Forum serves as a stage for the multimedial presentation and communication of research contents, the performance and visions of the companies and institutions working in the HOLM. Visitors and the public of the region but also from all over Germany or even abroad shall immediately dip into the atmosphere of the HOLM and be fascinated by the topics logistics and mobility. Tenants and partners of the HOLM present their latest concepts and innovations and thus ensure that each visit in the HOLM becomes a real adventure. In its Western direction the HOLM Forum adjoins an urban piazza with seating accommodations offering the possibility to talk in the evening sun. Furthermore the ground floor offers a paned, divisible multi-user functional room for up to 530 persons. The stair leads to a spacious, open gallery as well as to the three seminar rooms. Academies and companies can conduct lectures, seminars and workshops here. The areas for teaching and learning are located in particular on the 1 st and 2 nd floor. In a creative and encouraging atmosphere both individual and group studies are supported. In rooms of 4 to 6 work stations as well as in open learning lounges the knowledge exchange is supported. Well-matched seminar and group rooms as well as self-learning zones support the fast change of methods and thus facilitate studies in compliance with the latest scientific and didactic methods. Learning in the HOLM always has a very practical relevance. The direct spatial proximity to applied research institutes, established companies and start-ups offers the students a surrounding which can hardly be outperformed with regard to practical relevance. In the middle of the teaching and learning environment there is a central meeting point on the gallery facilitating casual talks or relaxed self-learning. The functional areas in the HOLM are arranged in a way ensuring that the paths of the students of different disciplines and semesters as well as of the professors, lecturers and contract teachers will cross. Thus the students as well as the teachers benefit from the added value of the numerous contacts. View to the gallery

The architecture of the building is characterized by the manifold visual contacts and crossing points. Large window boxes in the inner façade create additional visual axes and virtually allow an insight into the work of the other HOLM partners. The users mutually benefit from a high presence and visibility on the premises. At a very central position there is the heart of the HOLM, the X-Celerator. Via all storeys it leads the visitors to the upper floors and offers meeting corners, lounges, communication forums and refreshment possibilities. In a sculptural way the X-Celerator combines all areas, offers a view to the patios and ensures a unique spatial experience. The collective areas with conference and meeting rooms are adjacent in direct neighbourhood which individually designed on each floor offer enough room for experiments and scope for design. Here the phantasy and creativity of the HOLM community can take their course. View to the X-Celerator

Therefore the room concept of the HOLM offers a large degree of flexibility with regard to the design of the work and research areas. Our partners can rent a single workplace or office, but also complete units exclusively used by an organization. In the direct neighbourhood there are also commonly used lounge areas, copy / print pools or meeting areas. This facilitates the exchange with partners and increases the innovation potential. The entire concept of the working environment supports encounters, information exchange and thus the common research activities on the one hand and on the other side we put a strong emphasis on a smooth cooperation. The spatial design of the office zones facilitates numerous working situations alone, in a team, open or behind closed doors, steady or mobile. And for this reason the office areas consist of a defined mixture of team zones and singular offices, the team zones are proportionally complemented by the rooms for thinking in the form of separate retreat areas.

For example project work often requires the integration of external cooperation partners. Be it on the X-Celerator or in the Open Lounge on the 6 th floor the HOLM offers various so-called co-working spaces which can be used temporarily. Also specifically equipped meeting rooms can be flexibly booked in the building without any problems. The Open Lounge with its roof terrace and a view to Frankfurt Airport offers the ideal frame for special talks and events. There is hardly a better place to talk about the future of logistics and mobility.
