Proceed past the Wymondham and Lotus Cars exits, and take the next slip road signed to Wymondham, Morley and Spooner Row (B1172). At the T-junction turn right and at the roundabout take the 2nd exit. At the next roundabout proceed straight over and at the T-junction turn right signed to Wymondham (B1172). Follow this road for approximately half a mile and the drive to Burfield Hall can be found on the left, marked by white gate posts and The Lodge. The postcode for the property is NR18 9SJ. The Property Burfield Hall is a particularly handsome Grade II listed Queen Anne country house of circa 1709 set in extensive gardens and grounds extending to 18.6 acres (est). The house is traditionally constructed of mellow red brick under a hipped pantile roof with pedimented east front and a later 18th century wing set back to the west. Burfield Hall is described in Pevsner s Norfolk Volume of the Buildings of England. The house retains much fine period detail with good sash windows, panelled doors and in particular, a magnificent main staircase lit by a Venetian window over which the elaborate plasterwork ceiling has been beautifully restored. All the principal rooms are elegant and well proportioned as typified by the period of the house. The current owners acquired Burfield Hall in 1998 and much refurbishment was carried out at the time including complete redecoration, replacement of the bathrooms, the provision of a fine conservatory and the creation of a new parterre garden. Most recently a new custom built kitchen was installed in 2010.

The house is approached via a long gravel drive with a lodge cottage situated at the entrance and is set in extensive gardens and park like grounds extending to 18.6 acres (est) in all. There is also a further cottage (Burfield Cottage) and an extensive range of outbuildings including a coach house and stable block and a barn that has been recently refurbished to a high standard and is suitable as a potential annexe or for use as a party barn. Situation Burfield Hall is situated approximately 1½ miles to the south west of Wymondham. The market town has good shopping and banking facilities including a Waitrose and excellent schools. The property is well placed for the renowned Wymondham College and private education is available at Hethersett (near Wymondham) for girls. Norwich, the Cathedral City and regional centre of East Anglia, is approximately 11 miles to the north east and has a thriving business community together with cultural and leisure activities for most tastes, private and state education and a regular rail service to London Liverpool Street with a journey time of 1 hour 50 minutes. There is also an expanding airport to the north of Norwich with an increasing number of flights to European destinations via Schiphol. There is a rail service from Wymondham and Attleborough with trains to Cambridge and Norwich. Diss station is about 16 miles to the south with a direct line to London Liverpool Street. There is a network of rural footpaths nearby, golf at Barnham Broom and Norwich, National hunt racing at Fakenham and hunting with the West Norfolk and Dunston Harriers. Outside Burfield Hall is approached from the east along a tree lined drive, with Beech, Horse Chestnut and Lime, and under planted with spring bulbs. The drive passes through broad leaf woodland and Laurel and over a pond, opening out to a large gravel circular sweep to the front and east of the house. The drive divides leading to the rear of the house where there is a large hard standing parking area adjoining the coach house, barn and Burfield Cottage. The gardens and grounds are a delightful feature of the property and are arranged as follows; Extensive lawns surround the house with a large formal lawn to the south bordered by mixed shrubs, herbaceous borders and a large pond/moat. Adjoining the house to the west is a stone paved terrace overlooking an area of formal parterre rose garden, designed by Verity Hanson-Smith. There is box hedging, Lavender and a Yew and Beech hedge separating this area from the hard tennis court. Further lawns surround the house to the east and north with some magnificent Beech and Horse Chestnut. Mixed woodland to the north divides the gardens from the land. The land extends to the north and is grazing meadows/parkland with fine trees including Oak and Lime, and protected by shelter belts of mixed woodland along the boundaries. The meadows are partly fenced with post and rail fencing and wrought iron park fencing. The land in all extends to 18.6 acres (est). Outbuildings To the west of the house is a collection of outbuildings, traditionally constructed of mellow red brick under pantile roofs. There is a former coach house, with open fronted garaging, original stabling and loft storage above. Further to this is the substantial barn which has been converted to create a useful separate annexe with large sitting room, kitchen, bedroom and wet room. Cottages Burfield Cottage is to the west of the main house, at the end of the main drive. This charming cottage has a kitchen/breakfast room, sitting room and bathroom on the ground floor, with two bedrooms on the first floor. A substantial partly walled garden is to the rear of the cottage. At the entrance to the drive is The Lodge, traditionally constructed of mellow red brick under a pantile roof, with three bedrooms, kitchen, sitting room and dining room. There is a useful outbuilding and private mature garden. Both properties combined provide a useful annual income of circa 18,000 and are both let on Assured Shorthold Tenancies. Services Mains water and electricity, drainage to septic tank, oil fired central heating and 2 oven Aga.
