1 SITE LOCATION The proposed development site is accessed via Johnson Drive, a small cul-de-sac off Nine Mile Ride approximately two miles to the South of Wokingham town centre. The 1.36 hectare site is predominantly grassland with some hard landscaped areas and existing shed buildings. A strong tree belt borders the site which is bounded by open wooded areas to the north and east and existing residential properties to the south and west. A comprehensive habitat survey has revealed no significant ecological value to the site in its present form, although significant enhancements will be part of our proposals. DRAINAGE & TRANSPORT Drainage A Flood Risk Assessment has shown the site to be in an area at low risk of flooding. Surface water run-off will be managed through a Sustainable Urban Drainage scheme which will include swales and attenuation systems. The development will link to existing foul and surface water sewers on Johnson Drive. Transport Access to the proposed site would be via Johnson Drive, with a new access road created from the top of Johnson Drive. Amersham, Maple Lawns
