Shopfront elevation/ visual - finishes & arrangement to façade. ( Include Signage size, materials, illumination.) Key interior 3D Visuals coloured. (2 minimum) Furniture images/ spec s to be included (Lighting & ceiling images/ spec s to be included.) Shelving, POS, Desk, etc.. Material, Spec, Location, Supplier, etc.. Include Set-out dimensions, elevation reference numbers and demolition works if applciable. Ceiling and lighting plan with schedule/ images for lightsbeing used. If applicable Singage details Elevations or visuals internal to the store. Note: All of the above should be compiled into one A3 PDF booklet and electronicaly emailed to the Retail Design Manager for review. Documentation plans should be to scale at 1:50 where possible. All pages should be coloured and include construction notes as needed. Where changes are made at the request of the RDM, revisions should be clouded and a revision number added to the title block on the page. In the case of any design changes made after FDA during construction, the RDM must be updated. The final site approval will fall at the RDM s descretaion to allow the tenant to trade. Blue zone indicates key submission criteria for all new fit-out s. The RDM has the right to refuse any concept submission without this information. Fit-out do s & dont s- Retail design guidelines and inspiration. Do s: Don t: Engage a Retail Designer. Engage a Certifer. Design to the following: Bulk display your goods:- Use lightboxes:- Install grid ceilings:- Use one paint colour:- Create barriers: - A Retail Designer will be able to design your fit-out in line with the design guide and produce the relevant drawings needed for your shopfitter that we require for approval. At the end of your fit-out you will be required to submit an OC certificate or an exempt letter, in order for the landlord, Aventus, to give authority to trade. To avoid delays on commencing construction at your premises, engage your certifier early. - Opening up your shopfront to invite customers inside, no barriers between your shop and the mall. - 3D illuminated signage and cladding to your shopfront to represent your brand. - Your ceiling and lighting drop in ceilings to add interest. - Consider adding interest to your walls white walls do not represent your branding. - Floors should look to match your product and sell the lifestyle. - Positioning of your product allowing customers to walk around your store. Your shop design should be engaging and showcase your brand, sell the lifestyle in which your product sits, include feature display area s and have different display shelving. Refer to the shopfront design guidelines for the facade design, this should reflect your brand identity. These are not modern and are not aesthetically pleasing. Only where these are designed apart of the fit-out will they be approved. Walls should be designed, white walls is a base colour and will not be approved. Use colour to create interest, depth, layers and a story. Think about using wallpaper, install tile, timber etc to create feature walls. The interior should be free flowing, to allow customers to wonder through your store easily. Think to open up the store entrance to encourage more customers into the shop. GUIDELINES High Bay lighting:- This should be used as a base light, think to include track lighting along side this to create more ambient lighting to soften the interior and highlight your product further. One floor finish:- This should be broken up to create feature area s and make a natural walkway through the store. Think to use, timber alongside concrete, carpet alongside tile etc, create interest and texture. RETAIL DESIGN GUIDELINES & INSPIRATION Aventus Property PG. 4

Pre handover checklist - Retail design guidelines and inspiration. 1. Lease or AFL Signed and issued to the Landlord. 2. Bank Guarantee as per the Lease Agreement issued to the Landlord. 3. Public Liability Certificate of Currency as per the Lease Agreement issued to the Landlord. 4. Rent Deposit as required under the Lease Agreement. 5. Final Design Approval Received on fit-out plans. 6. Handover meeting with the RDM for exchange of keys and completion of tenancy condition report. 7. Shopfitters inducted on site through the online portal. 8. Induction at the centre with the operations manager. Access to site will be available for site measurement prior to handover at the landlords appointment. Shopfronts must be protected and closed at all times during the tenancy fitout works. The commencement of construction to the premises must be outside of trading hours at the centre or by approval by the centre management tem. Hoarding and graphics are provided by the centre team at the cost of the retailer. The retailer will need to supply the graphics to the hoarding also. Note: Handover of site can NOT commence prior to Final Design Approval. Site works can NOT be undertaken until the design has been fully approved by the Retail Design Manager. The RDM and the Centre Manager has the descretion to request all site works to stop if carried out prior to consent. This also includes the checklist above and If all paperwork is not submitted prior to site handover the CM or RDM have the right to request all works to seaze. Commencement of trade - Retail design guidelines and inspiration. The opening and commencement of trading is subject to the submission of the following: 1. OC (Occupation Certificate) issued to the RDM. If the tenancy is exempt, an exempt letter from the certifer must be submitted. 2. Final inspection by the landlord, to approve the fit-out making sure this aligns with the approved fit-out plans. 3. Any defects that are mentioned at the final inspection are either complete or agreed to be complete. Note: That if the above points cannot be satisfied the lease will commence but trade from the premises will not be allowed. Any cash contribution to the tenant from the landlord will be released after the fit-out is complete, in line with the approved fit-out works and signed off by the landlord. Communication must be made with the RDM and Marketing team for the proposed opening date to made on all necessary landlord platforms. Shopfront Facade - Retail design guidelines and inspiration. Retail design is so much more than selling a product, retail sells a lifestyle. The environment in which a product is installed, not only represents the product but also the lifestyle of the targeted customer. How you design to the lifestyle of your product should be presented in the wall finish, the floor treatment, the amount & type of lighting and also the branding of your store. Alongside the internal design, sits your shopfront, the first visual a customer has of your product of which is being sold. Your shopfront façade is an extension of your internal area, inviting and encouraging customers inside. It is important that you are dressing this area as you would design your interior, competing with your neighbouring retailers to stand proud with personality, texture and with a glow. When designing your shopfront, you should include:- 3D Illuminated Signage How is this illuminated: - Halo, backlit, front face, return/ side illumination, Neon How to achieve 3D:- Pin-fixed lettering, Opal acrylic box letters, layered, etched AVOID:- Directional lamp fittings installed on awning (or similar) to light seperate letters. Polystyrene made signage (or similar) will not be approved. Brand Identity Lifestyle graphics:- Target customer, product usage, brand story, slogan, product categories. Positioning:- Glazing vinyls, digital window displays, ACM panelling. Adverts:- Clean, minimal, updated regularly with approval from centre management. Cladding to Facade Materials to use: - Timber, tile, laminate, cast concrete, textured render, fabric, astro- turf, corregated aluminium, intracut mesh, digital technology, brick, stone, textured panelling etc. Introduce Depth:- Timber alongside painted plaster, mesh sat forward of glass, Gloss ACM panels with intracut vinyl positioned over for identity etc AVOID - painting facade with one colour, this doesn t provide depth. ACM (orsiilar) materials will only be considered where they are not one solid colour block or panel. Bare (or exposed) base build facade s are not accepted. Window Display or feature wall Brand Dressing:- Brand colours, materials, graphics - tell the story of your brand. Visual Merch:- Make it fun, appealing, inviting and relevant, sell the lifestyle. Open up the shopfront:- Break down the barriers between the mall and your entrance. GUIDELINES AVOID - installing mishaped or unsymetrical positioned graphics to the facade. Word or text heavy graphics will not be considered. Hand written sales or adverts, third party signs installed to any part of the shopfront is not accepted. Centre Management reserve the right to remove these at any time should these be installed after opening. AVOID - Bulk display products. Crates, delivery boxes or similar should not be on show to customers. Empty, broken and or undesireable shelving will not be approved. Too much branding and sales driven graphcis can make your store cheap and aggresive while too little, lacks personality, lifestyle and also questions the quality of the product.
