General Design Guidelines (cont d) AWNINGS, CANOPIES & TRELLISES Exterior canopies will be provided at all transparent sections of building entries and tenant storefronts to provide protection from sun and precipitation. 1. Shade elements shall be designed using durable, high quality materials that are compatible with the storefront design and surrounding elements. 2. Awnings: a. Awning design, color or type may not be repeated by adjoining tenants. b. All sloped awnings shall maintain open ends. c. Awnings may have valances at Tenant s option. If provided, valance shall have a minimum height of 9 and shall be loosely suspended from edge of awning. d. Awning frames shall be aluminum tubing, or other more upscale material, with a minimum dimension of 1-¼, with a paint finish. e. Awnings shall project a minimum of 6 feet from the outermost face of adjacent wall or pier. f. Awnings shall not be continuous across storefront piers. g. Wood, if used, shall conform to Code requirements. c. 4. Trellises: a. Trellis design or type may not be repeated by adjoining tenants. Tenants shall be required to coordinate their proposed design with Landlord s Tenant Coordinator to prevent repetition of trellis type. b. Façade or storefront mounted trellises shall be of metal or wood conforming to Code requirements. c. Trellis metal framing may be tube steel or aluminum, with painted finish. d. Trellis infill elements shall provide a high degree of shade, preferably with a decorative pattern. e. Trellises shall project a minimum of 6 feet from the outermost face of adjacent wall or pier. LIGHTING Light fixtures throughout the Center will be varied. Fixtures in pedestrian highuse areas will contribute to energizing that environment through diversity in finish, shape, and style. 1. Exterior lighting design shall enhance materials, provide accent on skyline and feature elements, and provide sparkle without glare to pedestrians. Hot spots are to be prevented. 2. Wall sconce fixtures shall be a minimum of 36-inches tall, and shall have a character consistent with examples shown. 3. Some spaces may include a tower, or other vertical feature. Such features are illuminated from the exterior but may also be illuminated from the interior. 4. Building mounted lighting shall be used to highlight building features; uniform flood lighting is prohibited. 5. Exterior light levels shall not exceed 35 fc average 6. General Design Guidelines (cont d) DESIGN EMBELLISHMENTS Building Embellishments will be constructed to mitigate the appearance of walls where openings are not possible due to operation limitations of the building (such as stockrooms, restrooms, kitchens, or merchandising walls). Building Embellishments create design elements that respond to the appropriate scale of the building (pedestrian or vehicular), convey the character of the space within, and contribute to the overall spirit of Prairiefire. 1. Building Embellishments will add texture, relief and shadow to the buildings. 2. A pallette of different elements will add diversity and interest to the pedestrian environment. LANDSCAPING Prairiefire is surrounded by generous setbacks and its layout derives from the importance of the wetlands that border the museum and the Mixed-Use and Cultural Districts. Planting will reflect the natural environment of the Kansas prairie and shall contribute to a comfortable pedestrian experience. The perimeter includes a meandering hiking and bicycling path; planting shall include native grasses with subtle contours to reflect the Kansas prairie and will be designed to screen portions of the buildings, garages and utilities. Materials shall be installed to create an inviting environment that reaches maturity within a short period of time. Tree species will be continuous but unique for each type of street.
