The design will utilise low level integrated illumination along side accent illumination to feature street furniture and planting to ground the scheme on a human level. This will help to ensure that the spaces feels vibrant and animated whilst celebrating the textures and materials present in the landscape. 2 Feature column luminaires will be utilised to boost the ambient illumination as required. 2.0 RETAIL & HOTEL PLOTS, BRENT CROSS MAIN SQUARE THRESHOLD SPACES & ENERGY CENTRE 2.13.10 Wayfinding Wayfinding Strategy The signage strategy for Fenwick Place has been informed by the Wayfinding Strategy (October 2014), which was prepared to address Planning Condition 1.26. A pedestrian route hierarchy forms the framework of the wayfinding strategy, which is populated with information points in the form of markers, monoliths, miniliths, fingerposts and waymarker bollards, following the Legible London family of sign-types. These have the potential to be augmented with third party signage, embedded surface wayfinding, printed media or digital technology, presenting a comprehensive wayfinding strategy. Cycle route signage will also be provided in accordance with recommended standards. The Legible London family of sign types include: Miniliths - used as the main navigation tool on narrow or crowded footways and at multiple entrances to transport connections Monoliths - used at major arrival points, in large public spaces, at the heart of communities and in major dwelling spaces Monoliths or Totems - used at major public transport nodes and main entry points to the Brent Cross Shopping Centre The wayfinding strategy plans included in this report outline proposals for signage in the area of Fenwick Place, and it is anticipated that a condition will be attached to the RMA decision notice for wayfinding and signage details to be submitted to LBB for approval. 2.0 RETAIL & HOTEL PLOTS, BRENT CROSS MAIN SQUARE THRESHOLD SPACES & ENERGY CENTRE 2.13.11 Secured by Design Secured by Design Fenwick Place has been designed to provide clearly defined pedestrian routes from the eastern car park to the main store entrance and onwards south to the riverside park and bus station to minimise route options and deter loitering in less well used areas. Clear lines of sight are provided between the various routes and spaces, and from the main entrance to the adjacent taxi drop off. A cycle route transects the main route, providing further activity and surveillance to this key entrance area. Planters have been provided at a height of 450mm, with planting within these generally to grow no higher than 450mm giving a total height of 900mm. Trees are clear stem trees of c. 7m height with a clear stem height of 4m to allow for inter-visibility between spaces at eye level. A number of multi-stem trees have been proposed, but these are birch species with light foliage which will not obscure views. Seating is provided along the main route to the store where there will be significant pedestrian movement to deter loitering and large groups gathering. All seating is to be fixed, with the exception of café table and chairs proposed for seasonal use in Fenwick Place. This will be the responsibility of Centre Management to remove at the end of each day. Lighting will be provided that ensures optimum lux levels for public safety and that enhances CCTV coverage. The centre will be supported by a 24 hour manned control room and evening / night-time patrols. In addition, PAS rated bollards are to be provided across potential vehicle attack routes, with 450mm high planters either side to prevent unwanted vehicle egress into the threshold spaces. Consideration will be given at the next design stage to providing parking provision within the adjacent layby for the emergency services - police, fire and ambulance. 487

The hotel has now been omitted and replaced by a management suite and other uses; for the reason discussed below in 2.14.3. The principle criteria for the footprint is sizing and positioning it to enable a minimum 10m wide threshold at Fenwick Place. The hotel s lobby was at ground floor adjacent to Fenwick Circus threshold. On the plot, there was also retail A1 and A3 at lower ground, upper ground and first floor and there is also a spiral ramp to the southern car park location on top of the south, Bus Station, building on plot 103. The hotel was circa 12 floors high forming a high point on the south-east corner of the Brent Cross new town centre development. There was a lack of hotel operator interest in this location and the hotel was removed from the development plans. This south-east corner has now been reduced in scale and now comprises of retail and the spiral ramp. The retail is surmounted at 2nd floor (forth level) by the centre s management suite. Within the management suite, the offices are located to benefit from the views to the east and southeast.
